Real estate in Burlington.

Burlington sits at the head of the lake, west of Oakville, with the Escarpment rising behind it. I work it the way I work the rest of Halton — straight answers, careful paperwork, and no pressure to move before you are ready.

The city

Older by the lake, newer to the north.

Burlington runs from Lake Ontario up to the Niagara Escarpment, Hamilton on one side and Oakville on the other. Almost every question I get about value here traces back to where a property sits between the water and the highways.

Aldershot

The western edge of the city, against the Royal Botanical Gardens and the Hamilton boundary, with its own GO station on the Lakeshore West line. Mature lots and quiet streets, where long-held houses sit beside newer infill.

Downtown and the waterfront

Brant Street runs down to the pier and Spencer Smith Park, and the blocks around it mix condominiums, townhomes and detached houses that share the same short walk to the lake. Buyers come for the walkability, then ask carefully about which side of a street keeps a view.

Roseland and the older south

South of the QEW and close to the water, Roseland was laid out long before the subdivisions to the north. Deep lots, mature trees, and houses ranging from original to fully rebuilt — so condition and lot shape do the most work in an evaluation.

Millcroft, Alton Village and the north end

Millcroft is built around its golf course. Alton Village is newer still, planned in blocks near Dundas Street with schools and plazas designed in from the start. North of them the city thins into Lowville, Kilbride and rural Escarpment land.

You will notice I have not attached a price to any of those names, and I would be careful with anyone who does before seeing your property. Value here comes down to the street, the lot and the condition.

How does a home evaluation in Burlington actually work?

What affects value on one Burlington street versus the next?

More than most people expect, and almost none of it is city-wide. The depth of the lot, which way the back yard faces, whether the street backs onto a creek block or a busy arterial, how close the QEW is and whether you can hear it, the walk to a GO station, the age of the roof. Two identical floor plans a few streets apart can be worth meaningfully different amounts.

How long does it take to buy or sell here?

I will not quote a timeline I cannot back up, and you should be wary of anyone who does. It depends on your price, the condition of the home, the season, and what buyers are doing that week. What I promise is that you hear the truth from me as it changes.
