Privacy Policy
Effective November 2, 2026
What this website collects, why, who receives it, and how you can see, correct or withdraw it. Written in plain language, based on the fair information principles of Canada’s private-sector privacy law (PIPEDA) and on Canada’s Anti-Spam Legislation (CASL).
1.Who we are
realestatewolf.ca (Real Estate Wolf Canada) is the website of Farhan Amdani (Samiullah), REALTOR®, of Durrani Real Estate Group at Century 21 Property Zone Realty Inc., Brokerage. Farhan is responsible for the personal information collected through this website and is the person to contact about it (section 14). In this policy, “we”, “us” and “our” mean Farhan and this website.
Farhan works under Century 21 Property Zone Realty Inc., Brokerage, whose office is at 25 Van Kirk Dr, Unit 1, Brampton, ON L7A 1A4. If you go on to buy, sell or lease with Farhan, the brokerage receives the information needed for that transaction and for the records it must keep under Ontario’s real estate rules, and it handles that information under its own privacy practices. Meetings with Farhan in Milton are by appointment, and mail for him goes to the brokerage office above.
This policy covers this website. If you reach Farhan another way, by phone, text, WhatsApp, email or social media, what you send is used to reply to you and to help with what you ask. When you email Farhan, or comment on or message Farhan’s social media accounts, Farhan’s client-records software may save your name or username, your email address (if you emailed) and your comment, message or email subject line.
Comments and direct messages on Farhan’s Instagram account may be answered with help from an AI service, Anthropic (United States). Your username and the text of your comment or message, and for a comment the caption of the post it was on, are sent to Anthropic to draft the reply, which may be posted or sent to you automatically. WhatsApp and the social platforms also apply their own privacy policies.
2.What the forms collect
Three forms on this site send your details to Farhan. You decide what to send, and nothing reaches us until you press the form’s send button.
Call-back form (/call-me)
- First name, last name (optional), phone number and email address.
- What you’re looking to do (optional): buy, sell, lease, pre-construction or a question.
- Whether you ticked the optional box to receive email updates.
Why: so Farhan can call, text or email you back about your request and, only if you ticked the box, send occasional market updates and new listings by email.
Home evaluation form (/home-evaluation and the homepage)
- The property’s address, city and type, your timing, and anything you choose to add in the notes.
- Your first and last name, email address and phone number.
Why: to look at recent comparable sales near the property, prepare your evaluation and contact you about it. This form does not sign you up for marketing emails.
Pre-construction project lists
- First and last name, email address and phone number.
- Your agreement to the pre-construction Terms & Conditions, and whether you ticked the optional box to receive emails about new and updated pre-construction projects.
Why: to show you the list, follow up about the projects you asked to see and, only if you ticked the box, send those project emails until you unsubscribe.
Sent along with every form
- Which form you used and the page it was on, for example the pre-construction list you asked for.
- How your visit began: the first page you opened on this site, any campaign tag in the link you followed (such as
?src=ig-bioor autm_sourcetag), and the name of the website that sent you, such as google.com. Only the site’s name is kept, never the full address of the page you came from. - The page on this site you read just before the form.
- The date and time it was received.
Why: to know which pages and posts actually help people, and where a request came from. This visit information is kept in your browser (section 7) and leaves it only when you submit a form.
3.The What’s near this home? tool
On What’s near this home? you type an address. We use it only to find that location, list what is around it and, in Halton, name the Halton Catholic District School Board attendance areas it is in. It is not tied to your name, this site’s code never saves it to a database or writes it to a log, and it never appears in the page address. Our host’s short-lived technical logs may record the lookups our server sends to the address services described below.
To find the location, our server sends the address text, and nothing else about you, to Photon, an address search run by komoot, and, when Photon doesn’t answer or can’t confirm the house number, to Nominatim, run by the OpenStreetMap Foundation. The request comes from our server, so those services don’t see your IP address, and each handles the requests it receives under its own privacy policy. The nearby places, and the school board attendance areas, then come from data stored with this site; the location is not sent anywhere else.
So that a repeat search for the same address doesn’t go out again, the result (the matching address and its map position) may be kept in the server’s memory and reused for up to 72 hours. This site’s code never writes it to disk or to a log, and it is cleared whenever the server restarts.
4.The property listings pages
This section applies from the day property listings went live on this site.
The property listings come from the PropTx IDX feed. When you search, our server sends your search choices (such as area, price range and bedrooms) to the feed to find matching listings. Nothing that identifies you is sent with them, and the feed does not see your IP address. Listing photos load in your browser from the image addresses the feed supplies, so the service hosting those photos receives the technical details any website does, such as your IP address.
Our data agreement with PropTx requires us to protect the listings and to keep an audit trail of activity on these pages. For each listing page view or search, this site’s code writes one line to our host’s server log with: the time, the page address and your search filters, the number of results, a scrambled (hashed) form of your IP address, and whether your browser identified itself as a robot. It does not record your name, email address, phone number, any cookie or the IP address itself. We use these records only to secure the listings, detect scraping and answer audit requests from PropTx, and we keep them for no more than 90 days.
To limit how many listing pages one connection can load (about 60 every 10 minutes), the site counts page views against the same scrambled IP address in the server’s memory only. That count is never written to disk and is cleared whenever the server restarts.
5.VOW accounts (sold and past listings)
The Virtual Office Website (VOW) is the password-protected part of this site where registered consumers can see sold, leased and past MLS® listings. It is run for Farhan Amdani (Samiullah), Century 21 Property Zone Realty Inc., Brokerage, by Farhan Real Estate Wolf Canada Inc., under the rules of PropTx, the organisation that runs the MLS® System the listings come from. Farhan is the privacy officer for the VOW: s.farhan@century21.ca, 416 800 0680.
What we collect when you register and use the VOW
- Your name, email address (your username) and, if you give it, your phone number.
- Your password, stored only in scrambled (hashed) form that cannot be turned back into the password, and the dates it was set and expires.
- A record of what you agreed to and acknowledged (the Terms of Use, this consent, the declaration that you are not a real estate registrant, receipt of the RECO Information Guide), with the version, the date and time, a scrambled form of your IP address, your browser’s description, and the confirmation email we sent you.
- An activity record: sign-ins, password changes, the search filters you used, and which listings you opened (by listing number), each with the date and time, a scrambled form of your IP address and the kind of browser.
Why
To run your account securely; because PropTx’s rules require it (a verified email address, passwords renewed every 90 days, records of who has access, and protection against scraping, with limits of 60 searches an hour and 300 listing views a day per account); to answer your questions; and, only if you ticked the box, to email you listing alerts and market updates.
Your personal information may be shared with PropTx (the Association) for auditing and legal purposes, including when PropTx asks for the records of a VOW user under its rules (name, email, username, the password record and the activity record). You give your consent to this when you register.
Who else receives it
- Century 21 Property Zone Realty Inc., Brokerage, which supervises Farhan, when it needs to.
- Vercel Inc. (United States), which hosts the site; Neon Inc. (United States), which hosts the account database; and Google, whose email service sends the account emails from Farhan’s business email account.
- Anyone the law requires us to give it to.
VOW listing information and your VOW activity are never sent to any artificial intelligence service, and your VOW account details are not added to the client records described in section 10. No visitor statistics are collected on VOW pages.
Cookies
One essential cookie keeps you signed in (it holds a random code, never your password, and ends after 2 hours without use or 7 days at most), and a short-lived one carries a form’s error message to the next page for two minutes.
How long we keep it
- Your account, password record and consent records: while your account is open, then for 180 days after your password stops being valid (PropTx Rule 8.06 requires this), then deleted. Closing your account makes the password stop working at once.
- The activity record: 12 months, and it is deleted with your account.
- Accounts not used for 12 months are closed, and the 180 days run from then.
Your choices
From your account page you can correct your name and phone number, download everything we hold about you, stop listing alerts, and close your account. For anything else, or to complain, see sections 14 and 15; we answer within 30 days.
6.Information collected automatically
- Visitor statistics. We use Vercel Web Analytics to count page views and Vercel Speed Insights to measure how fast pages load. They record things like the page address (including any campaign tag in it), the page or site that referred you, your approximate location (country, region and city, worked out from your IP address), your browser, operating system and device type, and page-speed measurements. Neither tool sets cookies. Vercel states that Web Analytics recognises a visit only by a hash of the request, which is discarded after 24 hours. We see totals, not individual people, and we don’t connect these statistics to the forms.
- Server records. Like any web host, Vercel processes technical information such as your IP address, browser type and the pages you request, to deliver the site and protect it from abuse. This site’s own code does not write your name, email address, phone number or street address into those records.
- Abuse protection for the address tool. To limit how many searches one connection can make in a minute and in an hour, the tool counts searches against a scrambled (hashed) form of your IP address. That count is kept only in the server’s memory: this site’s code never writes it to disk or to a log, never shown to anyone, and cleared whenever the server restarts.
- No other outside services. The site’s fonts, images and videos are served from this site itself, and there are no social media widgets, embedded videos or ad networks. The Google reviews on the homepage are fetched by our server from Farhan’s Google Business Profile, so your browser does not contact Google to display them. Each reviewer is shown by first name and last initial, without a profile photo, and where words are left out of a review an ellipsis (…) marks the cut. Other companies’ sites, such as WhatsApp or a social network, are contacted only if you click a link to them.
7.Cookies and browser storage
This site does not set cookies, and its visitor statistics don’t use them. There are no advertising or tracking pixels.
The site keeps one entry in your browser’s session storage, called “wolf-visit”. It holds the first page of your visit (with any campaign tag), the name of the site that sent you, the page before the one you are on, and the current page. It stays in your browser, is deleted when you close the tab, and leaves your browser only if you submit a form (section 2). If you block or clear site storage, the site still works; a form simply sends less about your visit.
8.How we use your information
- To respond to your request by phone, text or email.
- To provide the service you ask for: an evaluation, information on pre-construction projects, or help buying, selling or leasing.
- To keep a record of your request in Farhan’s client records, so a second request from you updates the same record instead of starting a new one.
- To send marketing emails, only if you agreed to receive them (section 9).
- To see, in total, which pages and posts bring in requests, and to keep the site working and secure.
- To meet the legal and regulatory obligations of real estate professionals in Ontario.
We don’t use your information for any other purpose without asking you first, unless the law requires it.
9.Marketing emails and unsubscribing
Replying to a request you made is not marketing. We send marketing emails only to people who agreed to receive them: market updates and new listings if you ticked the box on the call-back form, and emails about new and updated pre-construction projects if you ticked the optional email box on a pre-construction list. The home evaluation form does not sign you up.
You can unsubscribe at any time. Every email Farhan sends you from his client records ends with an unsubscribe link, which mail apps with their own Unsubscribe button also use. The link opens a page on this site with one button; pressing it sends the code in the link, which identifies your record but contains no name or email address, to Farhan’s client records, by email through Google (section 10) when they can’t be reached directly. You can also reply “unsubscribe” to any email from us, or email or call Farhan (section 14). We act on it promptly, and in any case within 10 business days, as CASL requires. Unsubscribing stops marketing emails only; Farhan will still answer anything you ask.
10.Who receives your information
Your information goes to Farhan, through the service providers below. We use each of them only for the service it provides to us.
- Vercel Inc. (United States) hosts the website. Form submissions and address searches pass through Vercel’s servers, and Vercel provides the visitor statistics in section 6.
- Google provides email. Each form submission is sent through Google’s email service, over an encrypted connection, to Farhan’s business email inbox, which also runs on Google’s email service. From there it is added to Farhan’s client records, which are kept on Farhan’s own computer.
- Anthropic (United States) provides an AI assistant that Farhan’s client-records software uses. If Farhan uses it to draft an email to you, your name and what is on your record, such as the property details you sent, are sent to Anthropic to prepare the draft. If you go on to buy, sell or lease with Farhan, it may also be used to fill in standard forms from your record and to read the deal paperwork the brokerage sends. It also drafts replies to comments and messages on Farhan’s Instagram account (section 1).
- komoot, which runs Photon, and the OpenStreetMap Foundation, which runs Nominatim, provide the address search for the What’s near this home? tool (section 3). They receive only the address text.
Beyond that, your information goes to others only:
- to Century 21 Property Zone Realty Inc., Brokerage, when it is needed for a transaction you take on with Farhan or for records the brokerage must keep by law;
- at your direction, when you work with Farhan on a purchase, sale or lease and details need to go to the people involved, such as the other party’s brokerage, your lawyer or your lender;
- when the law requires it, for example a court order or a request from a regulator such as the Real Estate Council of Ontario (RECO).
Some of these providers store or process information outside Canada, including in the United States and Europe, where it may be accessible to authorities under the laws of those countries.
11.What we don’t do
- We don’t sell, rent or trade personal information.
- We don’t give it to builders, other agents, lenders or anyone else for their own marketing.
- We don’t use advertising cookies, tracking pixels or ad networks on this site.
- Accounts exist only for the VOW (section 5). This site does not take payments or ID documents.
12.How long we keep it
- The website itself does not keep a database of what you submit. Each submission is passed on to Farhan as described in section 10.
- In Farhan’s email and client records, we keep your information only as long as we need it for the purposes in section 8, and for any longer period the law requires, such as the record-keeping rules for real estate brokerages in Ontario.
- If you ask us to delete your information and there is no legal reason to keep it, we will delete it from Farhan’s client records and email.
- Address searches are not stored; a lookup result may be reused from server memory for up to 72 hours (section 3).
- The scrambled IP address used for abuse protection: in server memory only, never on disk (section 6).
- The “wolf-visit” session entry: until you close the tab.
- The listing-page log (time, page, search filters, scrambled IP address): no more than 90 days (section 4).
- VOW accounts: until 180 days after the account’s password stops being valid; the activity record for 12 months (section 5).
13.How we protect it
- The site is served only over encrypted (HTTPS) connections, and form submissions travel to the email service over an encrypted connection.
- This site’s code never logs addresses typed into the tool (our host’s technical logs may record the lookups our server sends), and the forms ask only for what is needed to reply.
- Farhan’s email account is password-protected, and Farhan’s client records are kept on Farhan’s own computer, not on this website.
No website or email system is completely secure. Please don’t send sensitive details, such as banking information or ID numbers, through the forms.
14.Access, correction and withdrawal
You can ask us to:
- show you the personal information we hold about you and how it has been used and shared;
- correct anything that is wrong or out of date;
- stop sending you marketing emails, stop using your information, or delete it, unless a legal or contract reason means we have to keep it, in which case we’ll tell you what it is.
To make a request, contact Farhan:
- Email: s.farhan@century21.ca
- Phone or text: 416 800 0680
- Mail: Farhan Amdani (Samiullah), c/o Century 21 Property Zone Realty Inc., Brokerage, 25 Van Kirk Dr, Unit 1, Brampton, ON L7A 1A4
We may ask you to confirm who you are before we share or change anything. We’ll reply within 30 days, and if we can’t do what you ask, we’ll explain why.
15.Questions and complaints
If you have a concern about how we handled your information, please contact Farhan first so we can try to put it right. If you are not satisfied with the answer, you can raise it with the Office of the Privacy Commissioner of Canada.
16.Changes to this policy
If we change how this site handles personal information, we will update this page and the effective date at the top. If a change affects information we already hold in a significant way, we will ask for your consent where the law requires it. The Terms of Use cover the rest of the rules for using the site.
