realestatewolf.ca (Real Estate Wolf Canada) is the website of Farhan Amdani (Samiullah), REALTOR®, of Durrani Real Estate Group at Century 21 Property Zone Realty Inc., Brokerage. In these terms, “we”, “us” and “our” mean Farhan and this website, and “you” means anyone using it.

When you ask for a pre-construction project list, the pre-construction Terms & Conditions also apply to that request. How we handle personal information is set out in the Privacy Policy.

The guides, market reports, posts and tools on this site are general information. They are not legal, financial, tax, mortgage, appraisal or home inspection advice, and they don’t take your own situation into account. Before you act, get advice from the right professional, such as a real estate lawyer, an accountant, a mortgage professional or a home inspector.

Using this site, sending a form or receiving an evaluation does not make you a client of Farhan or of Century 21 Property Zone Realty Inc., Brokerage. You become a client only if you and the brokerage enter into a representation agreement. Real estate services in Ontario are regulated by the Real Estate Council of Ontario (RECO) under the Trust in Real Estate Services Act, 2002.

• Pre-construction. Prices, incentives, deposit structures, occupancy dates and other project details come from builders’ price lists and websites. The Milton pre-construction page names the source of each project and the date it was checked. Other pages, including the other city pages and the project lists you unlock with your details, show builders’ starting prices as recorded from their price lists or websites, without a date for each project, so they may be out of date. Builders change prices and details often and without notice, and none of this is an offer. Confirm current details with the builder before you rely on them, and have your lawyer review any agreement.
• Market figures. Sales, prices and other statistics are summarized from the reports named on each page, such as the monthly releases of the local real estate boards, as of the dates shown. Those sources sometimes revise their numbers, and averages and medians can move a lot in a small market.
• Neighbourhood details. Schools, transit, parks, plans and other local details come from public sources. The neighbourhood guides list their sources and the date they were checked; summaries elsewhere on the site may not. These details can change.

We work to keep this information accurate and to correct mistakes when we find them, but we can’t guarantee that everything is complete, current or error-free.

Where the site describes government programs, taxes, rebates or rules, such as first-time buyer programs, land transfer tax, HST rebates or Tarion coverage, it gives a short summary with a link to the official source. Programs and rules change, and whether one applies to you depends on your circumstances. Confirm the details with the official source and with your lawyer, accountant or lender before you rely on them.

What’s near this home? lists places near an address using a snapshot of OpenStreetMap data taken on the date shown on the page. Distances are straight lines, not routes, and walking times are rough estimates. Map data can be incomplete or out of date, and a nearby school is not necessarily the assigned one. For an address in Halton it also names the Halton Catholic District School Board (HCDSB) schools whose attendance areas include it, and HCDSB schools’ pages map their areas, from HCDSB’s boundary information for the school year shown, with HCDSB’s permission. Boundaries and attendance arrangements can change and HCDSB does not guarantee that copy, so confirm the address with HCDSB. It does not check any other school board’s attendance areas, or zoning, flooding or any other legal or physical condition of a property. Confirm anything important with the school board, the municipality or the other authority responsible.

A free home evaluation is Farhan’s opinion of a likely price range, based on recent comparable sales. It is not a formal appraisal, and it is not a guarantee of what a property will sell or lease for.

The property search shows listings from the PropTx IDX (Internet Data Exchange) feed: properties that participating brokerages have made available for display on other brokerages’ websites. It does not include every property for sale or lease, and it shows no listings from any other source. Each listing names its listing brokerage. Farhan is not the listing agent for a listed property unless he tells you so, even when its listing brokerage is his own, Century 21 Property Zone Realty Inc., Brokerage.

Listing information is deemed reliable but is not guaranteed accurate by PROPTX. Details, prices and availability can change at any time; each page shows when its listing data was last updated. Confirm anything important before you rely on it.

The information provided herein must only be used by consumers that have a bona fide interest in the purchase, sale, or lease of real estate and may not be used for any commercial purpose or any other purpose.

In particular, you may not:

• copy, scrape, download, frame or collect listing information in bulk, by robot, script or any other means;
• republish, redistribute, sell or license listing information or photos, or show them on another website, app or feed;

The site links to other websites, such as government pages, real estate boards, builders, Google and social networks. We don’t control those sites and aren’t responsible for their content, accuracy or privacy practices. Their own terms and policies apply when you visit them.

• The text, design, graphics, photos, videos and the Real Estate Wolf name and mascot on this site belong to us or are used with permission, and are protected by copyright and other laws.
• Builder renderings, logos and other material from third parties belong to their owners. Reviews belong to the people who wrote them. Map and place data is © OpenStreetMap contributors, available under the Open Database Licence.
• The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA.
• You may view and print pages for your own personal, non-commercial use, and share links to them. You may quote a short passage if you name realestatewolf.ca and link to the page. Anything else, such as copying, republishing or selling our content, needs our written permission.

When you use this site, please don’t:

• scrape, copy or download the site’s content or data in bulk, by robot, script or any other automated means, beyond ordinary search engine indexing;
• use the site’s content to train, fine-tune or test artificial intelligence or machine learning models, or to build datasets, without our written permission;
• overload, disrupt or try to get around the site’s security or its limits on how often the tools can be used;
• send false information, someone else’s details without their permission, or spam through the forms;
• use the site for anything unlawful.

We may block access by anyone who breaks these rules.

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute about the site will be dealt with by the courts of Ontario.

We may update these terms from time to time. When we do, we’ll change the effective date at the top of this page. The version posted when you use the site is the one that applies.
