I am a licensed Realtor® whose ground is Halton and Peel. Elsewhere in the region I work by request and by referral, and I will tell you which applies to your address.
The region
One name, many separate markets.
The Greater Toronto Area is a label of convenience rather than a single market. At its centre is the City of Toronto, which already contains Etobicoke, North York, Scarborough and East York alongside the old downtown. Around it sit Halton, Peel, York and Durham.
Inside the city, character changes within a walk. The Beaches face the lake, Leslieville sits east of the Don, and Liberty Village and the Junction hold the west end. Narrow-lot semis and recent towers can share adjacent blocks, so a citywide impression tells you nothing about one address.
Further out the grain gets coarser. Peel holds Mississauga, Brampton and rural Caledon. Halton runs from the Burlington lakeshore through Oakville up to Milton against the Niagara Escarpment. York covers Vaughan and Markham, and Durham stretches east through Pickering and Oshawa. The commuter rail and highway corridors bind it back to the centre.
Where my ground is
Halton and Peel, then the rest by request.
My core markets are Milton, Oakville and Mississauga, with Burlington immediately alongside. Those are the places where I have walked the streets and watched how one pocket behaves against the next. Local knowledge means that, and you cannot acquire it from a map.
Beyond Halton and Peel I still take work on, much of it by referral from past clients who have moved further out. Outside my core ground I do the same job with more homework in front of it, and a frank conversation about what I do not yet know about that street.
Sometimes the right answer is somebody else. If a pocket needs an agent who lives in it, I will say so and introduce you to one rather than take a listing I cannot price with confidence.

How does a home evaluation work?
You send me the address and tell me what you have put into the place. I look at it in person, then weigh it against properties that have genuinely sold nearby, adjusting for lot, exposure and condition. You get the reasoning, not just a figure. It is free and there is nothing to sign.
Will you work with me outside Milton, Oakville and Mississauga?
Often, yes. Where I can genuinely add value I take the work on and do the homework properly. Where a pocket needs someone who watches it every week, I will introduce you to a Realtor® who does. Either way I will tell you which of the two it is before you commit to anything.
How long does the process take?
It depends on the municipality, the home, its condition and the season, and anyone who commits to a timeline before seeing the property is guessing. What I can describe is the shape of it: preparation and photography, then the listing period, then a conditional window if the offer carries conditions, then a closing date you choose.
