Builder access across the GTA, plus plain-English help with deposits, occupancy and Tarion. Most of the risk in a pre-construction purchase sits in the paperwork, so that is where I spend the time.
The contract is the product.
A rendering is a promise. What you actually buy is a set of terms: how the deposit is staged, what happens between occupancy and final closing, and what you are allowed to do with the contract in between.
I will get you in front of releases across the GTA, then read the agreement with you before anything is signed. If the terms do not work for you, I will say so.

What you should understand before signing
Deposit structure
Deposits are staged over time rather than paid in one lump at signing, and how each instalment is secured is set out in the agreement.
Occupancy vs. final closing
In a condo you can move in and pay monthly occupancy costs before the building registers, which is the point your mortgage actually begins.
Assignment rights
Whether you can sell your contract before closing, and on what terms, is decided by the agreement — not by the market.

New homes in Ontario carry statutory warranty protection, with defined items covered and firm deadlines for reporting them.
