Dorset Park, Milton: Neighbourhood Guide
Registered in 1973 and largely built that decade, Dorset Park sits between Main Street East and Steeles Avenue, across Main Street from Milton GO. Here is what sold from April to June 2026, the zoning rules Council set for it in 2022, which schools and parks are inside it, and how its bus routes connect.

Where Dorset Park is
Dorset Park is one of the communities TRREB uses to report Milton’s MLS® sales, and the Town uses the name too. A 2021 Town of Milton planning study describes it as bounded by Steeles Avenue to the north, Main Street East to the south, Ontario Street to the west and Thompson Road to the east, and a local real estate team’s neighbourhood guide (not an official source) uses the same four roads. TRREB’s quarterly report doesn’t list boundary streets, so if a home is close to one of those roads, check the MLS® community on the listing.
The same study says the neighbourhood was registered in 1973 and largely developed during the 1970s: of the homes it surveyed, 96% were built in the late 1970s and 4% in the 1980s. It describes deep lots, many small cul-de-sac crescents, parks and walking trails. Woodward Avenue crosses the neighbourhood from Ontario Street to Thompson Road, and it and Wilson Drive are the two collector roads, with sidewalks on both sides.
The houses sit behind a commercial strip on Main Street East. The Town’s Mobility Hub Study describes that stretch, between Ontario Street and Thompson Road, as commercial buildings set behind surface parking lots or large landscaped frontages, and counts it as part of Uptown, the Town’s name for the area within a 10-minute walk of Milton GO Station. Council passed policies for that area on February 28, 2022, Halton Region approved Official Plan Amendment 70 for the Milton GO Major Transit Station Area on August 2, 2022, and Zoning By-law 089-2022, passed on September 12, 2022, brought in standards for land use, building heights and densities there. The study page lists extending Wilson Drive and redeveloping Main Street East as a mixed-use green corridor among future road changes, and the Town says it is updating the Uptown policy framework.
Homes, zoning and recent sales
Detached houses made up most of the sales in TRREB’s report for April to June 2026: 11 of Dorset Park’s 15 sales were detached houses and the other 4 were condo townhouses; there were no semi-detached, attached or row townhouse, or condo apartment sales that quarter. Detached homes also made up 17 of the 27 new listings, and condo townhouses the other 10. With 15 sales, one or two unusual homes can move the averages, so treat them as a rough guide and compare a home with recent sales of the same type.
The Town’s 2021 study counted about 1,335 homes in the low-density residential area and found single-detached houses to be the main form, with a cluster of townhouses at Woodward Avenue and Wilson Drive. Of the houses it surveyed, 53% were two storeys and 33% one storey. Lots averaged 647 square metres, and 62% were smaller than 660 square metres. Most homes had an attached one-car (67%) or two-car (22%) garage. OpenStreetMap also shows apartment buildings of 3 to 7 storeys along the Ontario Street North edge, among them The Diplomat (235) and The Mayfair (285).
Zoning changed in 2022. After its Mature Neighbourhoods Character Study, Council enacted By-law 007-2022 on February 7, 2022, moving Dorset Park’s low-density lots out of the general low-density zone. The by-law’s map for Dorset Park puts them in three new zones: RLD5 (with special provisions 308 and 309), RLD6 and RLD7. Each of those zones allows a maximum of 2 storeys and a building height of 7.5 metres with a flat roof or 9.0 metres with a gable, hip, gambrel or mansard roof, and sets minimum setbacks and maximum lot coverage. In the 2021 study, only one Dorset Park property was on the Town’s Heritage Register: a property built in the 1860s, reached from Ontario Street North. If you plan to add on or rebuild, confirm the zone and its rules with the Town before you firm up.

Schools
School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.
Two publicly funded elementary schools sit inside the neighbourhood, and the Town’s 2021 study names both as landmarks. Robert Baldwin Public School (180 Wilson Dr) is one of the Halton District School Board’s elementary schools, and the board’s page for it lists Milton District High School as its family of schools; which HDSB secondary school a particular address feeds into is a question for the board’s own tool. École élémentaire catholique Saint-Nicolas (720 Woodward Ave) is a French-language Catholic school run by the Conseil scolaire catholique MonAvenir, teaching from Kindergarten (age 4) to Grade 6; from Grade 7, its students can continue in French at École secondaire catholique Sainte-Trinité.
On the HCDSB side, the 2026–27 boundary maps split Dorset Park at Wilson Drive. West of Wilson, homes fall to Holy Rosary Catholic Elementary School (141 Martin St, west of Ontario Street); east of Wilson, to St. Peter Catholic Elementary School (137 Dixon Dr, east of Thompson Road). Both are in the Bishop P. F. Reding family of schools, and the whole neighbourhood is inside the 2026–27 boundary of Bishop P. F. Reding Catholic Secondary School (1120 Main St E). The board also publishes separate maps for its French programs: St. Peter is one of its Milton French Immersion schools, and Holy Rosary and Bishop P. F. Reding have Extended French boundaries.
Parks, shopping and recreation
The Town’s 2021 study lists six parks as neighbourhood landmarks: Baldwin, Centre, Court, Fay Court, Kinsmen and Melanie. It notes that the larger parks are central and serve the two schools, and that smaller parks connect to the cul-de-sacs, creating a pedestrian network.
Kinsmen Park (196 Wilson Dr) has baseball, basketball, a playground, a splash pad, a shelter, accessible play equipment and free parking. Baldwin Park (720 Woodward Ave, the same address as École Saint-Nicolas) has bleachers, washrooms and free parking, and the Town lists two mini fields there for rent, at 191 Wilson Dr. Fay Court Park (621 Woodward Ave) and Melanie Park (747 Woodward Ave) each have a playground, and Melanie Park’s includes accessible play equipment.
At the corner of Steeles Avenue East and Ontario Street North, Dorset Park Plaza has a Circle K and a few places to eat, going by OpenStreetMap. Across Main Street East are Milton Mall (55 Ontario St S) and a Real Canadian Superstore (820 Main St E), and OpenStreetMap shows a Longo’s across Thompson Road near Steeles Avenue.
Just past the south-east corner, the Milton Public Library’s main branch is inside FirstOntario Arts Centre Milton (1010 Main St E); the library gives Main Street East and Thompson Road as its closest major intersection. The Milton Leisure Centre (1100 Main St E) has a lap pool, a play pool with a water slide, a hot tub, a fitness studio, a weight room and a gymnasium.
Getting around
Milton GO Station (780 Main St E) is on the south side of Main Street East, opposite the neighbourhood. It is the western end of GO’s Milton line to Union Station, with free customer parking (GO lists 1,468 spaces in the main lot), plus carpool and reserved parking, bike racks and Milton Transit connections. GO Transit says the west end of the platform is temporarily closed for repairs, with work expected to be complete by late December 2026. In the meantime, trains board at the east end of the platform.
Every Milton Transit route starts and ends at Milton GO. Route 1 High Point runs along Main Street East and up Ontario Street North to Steeles Avenue East, the neighbourhood’s south and west edges. Route 2 Main runs along Main Street East and serves Thompson Road North at Maple Avenue, on the east edge.
By car, Highway 401 runs north of Steeles Avenue, with interchanges at Regional Road 25 (Exit 320) and James Snow Parkway (Exit 324).
Questions about Dorset Park
Where is Dorset Park in Milton?
Between Main Street East and Steeles Avenue. A 2021 Town of Milton planning study describes it as bounded by Steeles Avenue to the north, Main Street East to the south, Ontario Street to the west and Thompson Road to the east. TRREB reports it as one of its Milton communities but doesn’t list boundary streets, so check the MLS® community on any listing near those roads.
What sells in Dorset Park?
Mostly detached houses, going by recent sales. In TRREB’s report for April to June 2026, 11 of Dorset Park’s 15 sales were detached houses and 4 were condo townhouses. The median price across all 15 was $830,100.
Which schools are in Dorset Park?
Two publicly funded elementary schools: Robert Baldwin Public School (180 Wilson Dr), run by the HDSB, and École élémentaire catholique Saint-Nicolas (720 Woodward Ave), a French-language Catholic school for Kindergarten to Grade 6. For HCDSB schools, the 2026–27 maps send homes west of Wilson Drive to Holy Rosary and homes east of it to St. Peter, with Bishop P. F. Reding Catholic Secondary for the whole area. Check any address with the HDSB and HCDSB lookup tools.
Can I add a second storey or rebuild a house in Dorset Park?
Possibly, within limits. By-law 007-2022, enacted on February 7, 2022, put Dorset Park’s low-density lots into new RLD5, RLD6 and RLD7 zones. Each allows a maximum of 2 storeys and a building height of 7.5 metres with a flat roof or 9.0 metres with a gable, hip, gambrel or mansard roof, and sets minimum setbacks and maximum lot coverage. Confirm the zone and the rules for a specific lot with the Town’s planning staff before you firm up an offer that depends on it.
