Milton neighbourhood guide
Coates, Milton: Neighbourhood Guide
A Bristol Survey neighbourhood between Derry Road and Louis St. Laurent Avenue, from Regional Road 25 east to Thompson Road, with two elementary schools and two neighbourhood parks in the middle. Here is how the Town planned it, what sold from April to June 2026, and which schools, parks and bus routes are there.

Where Coates is
Coates is one of the communities TRREB uses to report Milton’s MLS® sales. Its quarterly report doesn’t list boundary streets, so treat the edges on this page as approximate and check the MLS® community on any listing. The Town uses the name too: its Bristol Survey Secondary Plan names Coates as one of the survey’s four neighbourhoods, with Dempsey, Clarke and Beaty, and draws it between Derry Road and Louis St. Laurent Avenue, from Regional Road 25 east to Thompson Road. A local real estate team’s neighbourhood guide (not an official source) uses the same four roads, calling Regional Road 25 Ontario Street.
The Catholic board’s 2026–27 boundary for Our Lady of Fatima Catholic Elementary School is a handy way to picture it: Derry Road to the north, Thompson Road South to the east, Louis St. Laurent Avenue to the south and Regional Road 25 to the west.
The Town adopted the Bristol Survey plan in 1999, and the Bristol and Sherwood Surveys were the first two phases of Milton’s residential expansion. The plan’s phasing map puts Coates in Phase 1B, the second of the survey’s two phases, which the plan held back until 3,400 homes in Phase 1A had building permits. By 2019, the Town described the Bristol Survey as largely built out.
Homes: the plan and recent sales
The plan sets the housing rules for the whole survey, with targets of 60% single detached and semi-detached houses, 15% row housing and 25% apartments or similar. It encourages street townhouses in small blocks of 5 to 30 units among the houses, and a mix of lot sizes, building types and styles street by street. It says houses must be designed to reduce the impact of garages, calls for roads on a modified grid and discourages cul-de-sacs.
Those are targets, not a count of what was built here. HoodQ, a third-party data service, estimates that about 60% of the homes in Coates are single-detached, 13% semi-detached and 23% row houses, and that about 89% were built between 2006 and 2010. Treat those as estimates, not Town figures.
In TRREB’s report for April to June 2026, Coates had 30 sales at a median price of $876,500. TRREB’s averages cover every home type that sold, so compare a home with recent sales of the same type, not with the neighbourhood figure.

Schools
School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.
Two elementary schools sit in the middle of Coates, beside its two neighbourhood parks. Tiger Jeet Singh Public School (650 Yates Dr) is an HDSB school for Kindergarten to Grade 8. Under the South Milton boundary plan HDSB trustees approved on January 7, 2025 (Option 6a), it offers English, French Immersion and special education programs, and its English catchment covers the whole block between Derry Road, Thompson Road, Louis St. Laurent Avenue and Regional Road 25. That plan took Zones 4 to 6, the areas east of Regional Road 25 and west of the school, out of Anne J. MacArthur Public School’s catchment, and new students moving there have been assigned to Tiger Jeet Singh since January 8, 2025.
The HDSB’s 2024 boundary-review profile pairs Tiger Jeet Singh with Craig Kielburger Secondary School (1151 Ferguson Dr), and Option 6a recommends that students moved to Tiger Jeet Singh go on there with their classmates. Which secondary school a particular address feeds into is a question for the board’s own tool.
Our Lady of Fatima Catholic Elementary School (709 Bolingbroke Dr) opened on September 8, 2009, with students from Junior Kindergarten to Grade 8. Its 2026–27 boundary covers the same block, and the HCDSB also maps a 2026–27 Extended French boundary for it. It belongs to the St. Kateri Tekakwitha family of schools (St. Kateri Tekakwitha Catholic Secondary School, 1125 Kennedy Circle East), and St. Kateri’s 2026–27 boundary takes in Coates.
Milton also has French-language schools: Conseil scolaire Viamonde’s École élémentaire Dyane-Adam (500 Cedar Hedge Rd), for Junior Kindergarten to Grade 8, and the Conseil scolaire catholique MonAvenir’s École élémentaire catholique Sainte-Anne (1150 Ferguson Dr), for Kindergarten (age 4) to Grade 6, whose board page lists Coates among the areas it mainly serves. Ask those boards which school serves a particular address.
Parks, recreation and shopping
Two neighbourhood parks sit where the plan put Coates’s neighbourhood centre. Coates Neighbourhood Park North (776 Philbrook Dr) has basketball, soccer, a playground, a splash pad, bleachers and free parking, plus outdoor pickleball; the Town opens its pickleball courts in mid-April, depending on weather, and closes them at the end of Thanksgiving weekend. Coates Neighbourhood Park South (785 Bolingbroke Dr) has basketball, soccer, a playground and free parking. Between the two runs a high-pressure gas transmission line easement, which the plan calls the Union Gas easement. The plan treats it as open space for trails and seating, allows no significant structures on it, and needs the gas company’s approval for any use, including planting trees.
Bristol District Park (920 Kennedy Circle), in the south-east corner, has basketball, soccer, a playground, a splash pad, a shelter, walking trails, outdoor pickleball and free parking, and the Town lists lighting at its sports field. Burling Park (865 Yates Dr), Maquire Park (940 Maquire Terrace) and Winn Park (671 Winn Trail) each have a playground and a shelter.
Along Regional Road 25, the plan protects the valley of the Sixteen Mile Creek’s main branch as Greenlands A Area, with a trail along it on the plan’s open space map. If a home backs onto the valley, ask the Town and the conservation authority what rules apply before you plan any work.
West of Regional Road 25, Milton Community Park (805 Santa Maria Blvd) has sports fields, a playground, a splash pad and walking trails, and the Milton Sports Centre (605 Santa Maria Blvd) has a lap pool and a play pool, four ice pads, a double gym and an elevated indoor walking and jogging track. Milton Public Library’s Beaty Branch, near Fourth Line and Clark Boulevard, is being renovated into early 2027, including a short full closure, so check its site before you go.
For errands, OpenStreetMap shows a plaza on Holly Avenue just south of Derry Road, labelled Coates Crossing, with a Pharmasave and a medical clinic. Around Thompson Road and Louis St. Laurent, just outside Coates, are a Metro (1050 Kennedy Circle), a FreshCo (9060 Louis St. Laurent Ave) and a Shoppers Drug Mart (1020 Kennedy Circle).
Getting around
Every Milton Transit route starts and ends at Milton GO Station (780 Main St E). Route 5 Yates runs through Coates, crossing Derry Road on Holly Avenue and looping along Yates Drive, Philbrook Drive and Hepburn Road, with a timed stop at Hepburn and Philbrook. Route 4 Thompson/Clark runs on Thompson Road South, Route 3 Trudeau on Louis St. Laurent Avenue, and Routes 9A and 9B Ontario South on Regional Road 25.
Milton GO is the western end of GO’s Milton line, with free customer parking (1,468 spaces in the main lot), bike racks and Milton Transit connections. GO Transit says the west end of the platform is closed for repairs, with the work expected to be complete by late December 2026, so trains board at the east end for now.
By car, Regional Road 25 meets Highway 401 at Exit 320 to the north and, as Bronte Road, Highway 407 at Exit 13 to the south, in Oakville. Derry Road reaches the 407 at Exit 31 on the Milton–Mississauga boundary. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
