Milton neighbourhood guide
Timberlea, Milton: Neighbourhood Guide
A mature neighbourhood of mostly detached houses on deep lots, with Milton GO Station and Milton Mall along its Main Street side. Here is where it runs, what has been selling, the zoning by-law that applies to additions, and which schools, parks and bus routes are actually there.

Where Timberlea is
Timberlea is one of the communities TRREB uses to report Milton’s MLS® sales, though its quarterly report doesn’t list boundary streets. The Town studied it as one of Milton’s mature neighbourhoods, and its December 2021 study report puts it between Main Street East to the north and Derry Road to the south, with Thompson Road on the east and, on the west, Ontario Street and a park and trail system. Two real estate guides (not official sources) use the same four roads. Treat the edges as approximate and check the MLS® community on any listing.
The Town’s report says development here began in the late 1970s and took off in the 1980s, and describes the neighbourhood as known for its deep lots and mature trees. Both school boards use the name in their planning: the Catholic board’s 2022 capital plan names Old Milton and Timberlea as the mature communities in a review area that also takes in Scott and Milton Heights, and the public board’s 2022 accommodation plan lists Timberlea among the communities of its Central Milton review area, along with Old Milton, Bronte Meadows, Dorset Park and others.
Milton GO Station (780 Main St E) and Milton Mall (55 Ontario St S) are both on the Main Street side. The Town’s report lists Sam Sherratt and E. W. Foster public schools, and seven parks including Sam Sherratt Park and its trail, as the neighbourhood’s landmark features.
Homes and recent sales
The Town’s 2021 study counted 1,337 low-density residential properties here, all zoned Residential Low Density. About 91% are single detached houses and 9% semi-detached; 49% were built in the late 1970s, 50% in the 1980s and 1% in the 1990s, and 90% are two storeys. The study found no listed heritage properties in Timberlea.
It split the neighbourhood into two areas. Area 1 (684 properties) has mostly larger houses on wider lots, averaging 16.6 metres of frontage and 634 square metres, and the study describes them as mostly brick neo-colonial designs with garages out front. Area 2 (653 properties) has smaller and larger detached houses on narrower lots, averaging 11.1 metres of frontage and 408 square metres. Lots in both areas average more than 35 metres deep (36.5 metres in Area 1 and 35.7 metres in Area 2).
Detached houses made up most of the quarter’s sales. In TRREB’s report for April to June 2026, 18 of Timberlea’s 26 sales were detached, with 3 condo townhouses, 2 semis, 1 row townhouse, 1 condo apartment and 1 home TRREB classes as other. More condos were listed than sold: 12 condo townhouses and 12 condo apartments were newly listed in the quarter, against 3 and 1 sales.
Zoning matters too. On October 19, 2020, Council enacted Official Plan Amendment 60 to better manage development in mature neighbourhoods, and on February 7, 2022 it enacted By-law 007-2022, which set new standards for the low-density residential areas of Dorset Park and Timberlea. If you plan to add on or rebuild, check those standards with the Town before you firm up.

Schools
School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.
Two HDSB elementary schools are inside Timberlea. Sam Sherratt Public School (649 Laurier Ave) teaches Kindergarten to Grade 8, with about 400 students, four Gifted classrooms for Grades 5 to 8 and two Community Pathway Elementary classrooms; its school page lists Milton District High School as its family of schools. E. W. Foster Public School (320 Coxe Blvd) teaches Kindergarten to Grade 5. Which school a particular address feeds into after that is a question for the board’s tool.
On the Catholic side, the HCDSB’s 2026–27 maps split Timberlea at roughly Centennial Forest Drive. The part north of it falls to Holy Rosary (M) Catholic Elementary School (141 Martin St), and the part south of it, down to Derry Road, to Our Lady of Victory Catholic Elementary School (540 Commercial St), west of Ontario Street. Grade 1 French Immersion students north of that line are mapped to St. Peter Catholic Elementary School (137 Dixon Dr). The whole neighbourhood is inside the boundary of Bishop P. F. Reding Catholic Secondary School (1120 Main St E), whose family of schools includes all three.
Ernest C. Drury School for the Deaf (255 Ontario St S) is also here. It is one of Ontario’s provincial schools for the Deaf, with residential and day programs for deaf and hard-of-hearing students from Kindergarten to Grade 12. It was founded in 1963 as the Ontario School for the Deaf and took its current name in 1974, and its own site lists elementary and secondary programs, an ASL curriculum and student lodging.
Parks, trails and shopping
The Sam Sherratt Trail is an asphalt, off-road trail that starts at Laurier Avenue just east of Ontario Street and winds through green space, past tributaries of Sixteen Mile Creek, Coxe Boulevard Park and Sam Sherratt Park, to Childs Drive. Sam Sherratt Park (649 Laurier Ave) has a playground, baseball, walking trails and free parking, and the Town rents out three ball diamonds at 655 Laurier Ave, with washrooms.
Laurier Park (756 Laurier Ave) has a playground, soccer, a splash pad, a shelter, bleachers and free parking, and the Town lists skating there too. Coxe Boulevard Park (320 Coxe Blvd) has a playground, baseball, walking trails and free parking, and the Town also rents out a diamond at that address, E.W. Foster Diamond, which lists washrooms and has cricket among its activities. Centennial Forest Park has walking trails, lighting and a pond, Beaver Court Park has walking trails, and Coulson Park has a playground.
The Milton Seniors’ Activity Centre (500 Childs Dr) runs fitness, dance, arts and crafts and general-interest programs for older adults, with an auditorium, a cafeteria, a library lounge and a billiard room. The Town designates it a cooling centre in extreme heat and a warming centre in extreme cold. Halton Police’s 12 Division station at 490 Childs Dr is still listed in some directories, but Halton Region says the 1 District station at 7930 Hornby Road in Halton Hills, which opened in July 2026, replaces it.
For shopping, Milton Mall (55 Ontario St S), at Ontario and Main, lists Rona+, Winners, HomeSense, Shoppers Drug Mart, Dollarama and Fit4Less among its tenants. There is a Real Canadian Superstore at 820 Main St E, near the GO station, and a Food Basics at 500 Laurier Ave, near Ontario Street.
Getting around
Milton GO Station (780 Main St E) is the western end of GO’s Milton line, which runs to Union Station. It has 1,468 free spaces in the main lot, plus carpool and reserved parking, bike racks and Milton Transit connections. GO Transit’s October 2, 2026 update says the west end of the platform is closed for repairs and new platform safety features, with the work expected to be complete by late December 2026, so trains board at the east end for now.
The Town says all Milton Transit routes start and end at Milton GO. Route 5 Yates runs along Childs Drive, Ontario Street South and Laurier Avenue, then south on Holly Avenue across Derry Road. Routes 7 Harrison and 9A/9B Ontario South run along Ontario Street South, the western edge, and Route 4 Thompson/Clark runs along Thompson Road South, the eastern edge.
On foot, Laurier Avenue, Coxe Boulevard and Holly Avenue are collector roads with sidewalks on both sides, and every local street except Childs Drive has a sidewalk on one side, according to the Town’s 2021 study. By car, Ontario Street is part of Regional Road 25, which meets Highway 401 at Exit 320 to the north and, as Bronte Road, Highway 407 at Exit 13 to the south, in Oakville. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
Questions about Timberlea
Where is Timberlea in Milton?
In central Milton. The Town’s 2021 study of the neighbourhood puts it between Main Street East and Derry Road, from Ontario Street (and a park and trail system) on the west to Thompson Road on the east. TRREB reports it as one of its Milton communities but doesn’t publish boundary streets, so treat the edges as approximate.
How old are the houses in Timberlea?
Mostly from the late 1970s and the 1980s. The Town’s 2021 study found that 49% of the neighbourhood’s 1,337 low-density homes were built in the late 1970s, 50% in the 1980s and 1% in the 1990s, and that 91% are single detached houses.
Can I build an addition or a new house on a Timberlea lot?
Possibly, but check first. On February 7, 2022, Council enacted By-law 007-2022, which set new zoning standards for the low-density residential areas of Dorset Park and Timberlea. Confirm with the Town’s planning staff before you firm up an offer that depends on it.
Which schools are in Timberlea?
Sam Sherratt Public School (Kindergarten to Grade 8) and E. W. Foster Public School (Kindergarten to Grade 5) are both inside it, as is Ernest C. Drury School for the Deaf, a provincial school. For Catholic schools, the HCDSB’s 2026–27 maps split the neighbourhood between Holy Rosary (M) and Our Lady of Victory, with Bishop P. F. Reding as the secondary school. Check any address with the HDSB and HCDSB lookup tools.
