Cobban, Milton: Neighbourhood Guide

The Town’s Official Plan labels it in two halves, Cobban West and Cobban East. Together they run from Regional Road 25 on the west to Thompson Road on the east, between Louis St. Laurent Avenue and Britannia Road, with the Sixteen Mile Creek valley as a protected green block down the middle.

It is part of the same Boyne Survey as Ford: about 930 hectares prepared to house about 50,000 residents, adopted by Council in June 2010 and approved by Halton Region in September 2013 and the Ontario Municipal Board in January 2015. On the phasing plan, the land from Regional Road 25 to the valley is Phase 3A and the land from the valley to Thompson Road is Phase 3B. In July 2017 the Town adopted Official Plan Amendment 45 to fold in changes that came out of the tertiary plan process.

Two older landmarks frame it. The hamlet of Boyne, settled around 1819, stood at Britannia Road and Regional Road 25, Cobban’s south-west corner. On the Britannia Road frontage, about 300 m west of Thompson Road, Omagh Presbyterian Church (8815 Britannia Rd) stands on land bought in 1838; the cornerstone of the present building was laid in 1909, and the property is listed on the Town’s Municipal Heritage Register.

The housing rules are the same across the Boyne Survey. In the Residential Area, the plan permits detached and semi-detached houses, duplexes, townhouses, triplexes and quattroplexes at 31 to 45 units per net hectare, with stacked townhouses and apartments at higher densities. The survey-wide target is 48% low density, 35% medium and 17% high.

Most of Cobban is designated Residential Area. East of the valley there is a Neighbourhood Centre Area; the plan calls for a secondary mixed-use node at Thompson Road and Louis St. Laurent, Cobban’s north-east corner; and there are Major Node Areas near Regional Road 25 and a gateway at Regional Road 25 and Britannia Road.

One thing is still to be settled. The plan calls for an east–west Community Connector Link across the creek valley, with its route to be set through an environmental assessment or a similar process before nearby development is approved. If you are weighing a home near the valley, that is worth asking the Town about.

Resale volume is small: TRREB’s report for April to June 2026 counted 17 sales in Cobban: 9 detached houses, 7 attached or row townhouses and 1 condo townhouse, at a median of $999,000 across all 17. With that few sales, one or two unusual homes can move the averages, so treat them as a rough guide.

School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.

Two elementary schools are already open in Cobban East: Cedar Ridge Public School (815 Kennedy Circle) and St. Veronica Catholic Elementary School (675 Kennedy Circle West), which is in the St. Kateri Tekakwitha family of schools. Under the HDSB’s January 2025 boundary plan, Cedar Ridge offers Kindergarten to Grade 8 in English, and French Immersion students in its catchment are being phased over to Tiger Jeet Singh Public School.

Just east of Cobban’s north-east corner, St. Kateri Tekakwitha Catholic Secondary School is at 1125 Kennedy Circle East. The HCDSB plans its Milton #11 Catholic Elementary School on Louis St. Laurent Avenue right beside it, with 763 pupil places and a five-room child care centre. The board approved its boundaries on June 24, 2025, changing the St. Peter, St. Scholastica and St. Veronica catchments, and has since moved its opening to September 2028, when those changes take effect.

HDSB boundaries in south Milton are also being phased in, after trustees approved new ones in January 2025.

Cobban Neighbourhood Park (840 Whitlock Ave) has soccer, a splash pad and free parking. A new Village Square park, Apple Park at 851 Apple Terrace, is listed by the Town as in its construction phase, with work expected in 2026/27. The Official Plan’s trail map shows trails along the Sixteen Mile Creek valley.

For shopping, the corner of Louis St. Laurent and Thompson Road has a Metro (1050 Kennedy Circle), a FreshCo that opened in September 2023 (9060 Louis St. Laurent Ave) and a Shoppers Drug Mart (1020 Kennedy Circle).

Regional Road 25 runs along Cobban’s west edge. Halton Region calls it a key north–south link between Oakville and Milton, with access to the QEW, Highway 407 (its 407 interchange is on the stretch south of Britannia Road) and the Bronte and Milton GO stations. The Ministry of Transportation finished improvements at its Highway 401 interchange in 2019.

Milton GO Station is at 780 Main St E, on GO’s Milton line. Milton Transit OnDemand runs a Boyne Zone serving residential neighbourhoods, with transfer points at Kennedy Circle and Bennett (Route 4) and at Milton GO.
