Bowes, Milton: Neighbourhood Guide
The eastern end of the Town’s Boyne Survey, between Thompson Road and James Snow Parkway. Here is what the plan allows, what sold from April to June 2026, which schools are open or planned, and what the old village of Omagh means near Britannia Road.

Where Bowes is
Bowes is one of the communities TRREB uses to report Milton’s MLS® sales. TRREB’s community map shows it next to Beaty and Cobban, but the map has no street layer and the quarterly report doesn’t list boundary streets. Treat the edges on this page as approximate and check the MLS® community on any listing.
The Town’s Official Plan uses the name for two Boyne Survey neighbourhoods, Bowes West and Bowes East. Together they run from Thompson Road on the west to James Snow Parkway on the east, between Louis St. Laurent Avenue and Britannia Road, with Fourth Line between the two halves. A local real estate team’s neighbourhood guide (not an official source) uses the same four outer roads.
It is part of the same Boyne Survey as Ford and Cobban: about 930 hectares prepared to house about 50,000 residents, adopted by Council in June 2010 and approved by Halton Region in September 2013 and the Ontario Municipal Board in January 2015. On the plan’s phasing map, all of Bowes is in Phase 3B, the eastern phase.
The old village of Omagh sits on its southern edge, at Britannia Road and Fourth Line. A December 2019 Town report says Omagh was founded in 1818, took its name from the county town of County Tyrone in Ireland, and is the only village in Milton from the former Trafalgar Township that retains elements of its original village character. By the late 1870s it had three churches, a school, a general store and post office, and 100 residents. In 2019 the Town counted 21 properties, including 4 farms, around the intersection.
Homes: the plan and recent sales
The housing rules are the same across the Boyne Survey. Most of Bowes is designated Residential Area, where the plan permits detached and semi-detached houses, duplexes, townhouses, triplexes and quattroplexes at 31 to 45 units per net hectare; stacked townhouses and apartments at more than 45 and up to 100; and apartment buildings at more than 100 and up to 200. The survey-wide target is 48% low density, 35% medium and 17% high.
The plan gives each half a centre. Bowes West has a Neighbourhood Centre Area beside a District Park Area, and Bowes East has a Neighbourhood Centre Area with a neighbourhood park next to the creek corridor east of Fourth Line. Land along Fourth Line designated Residential/Office Area allows office and residential buildings of two to eight storeys, which may include stacked townhouses and apartments. Thompson Road and Louis St. Laurent, the north-west corner, is one of the plan’s two Secondary Mixed Use Nodes, with its Boyne Survey commercial space to be split equally between the south-west quadrant, in Cobban, and the south-east quadrant, in Bowes. James Snow Parkway and Britannia Road, the south-east corner, is one of the plan’s three gateway intersections into Milton’s urban area.
Land around Omagh carries extra rules. In the Official Plan (February 2026 consolidation), Omagh is an overlay on the Boyne Survey land use plan: the plan asks new development and redevelopment to complement and enhance its special character, and before a development application there is approved, stormwater and flood plain constraints, water and sewer servicing, and roads have to be studied for the whole of Omagh. In 2019, Town staff recommended making the village a Character Area rather than a Heritage Conservation District. If you are weighing a property near Britannia Road and Fourth Line, ask the Town what applies.
Those are the plan’s permissions, not a count of what has been built. For what is actually trading, TRREB’s report for April to June 2026 counted 13 sales in Bowes, at a median price of $1,206,990 and an average of $1,133,442, after an average of 21 days on market. With that few sales, one or two unusual homes can move the figures, so treat them as a rough guide and compare a home with recent sales of the same type.

Schools
School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.
Three schools are open on the Louis St. Laurent side of Bowes West. St. Kateri Tekakwitha Catholic Secondary School (1125 Kennedy Circle East) lists the International Baccalaureate Diploma Programme, Advanced Placement, and French Immersion and Extended French among its programs; its family of schools is Guardian Angels, Our Lady of Fatima and St. Veronica. Craig Kielburger Secondary School (1151 Ferguson Dr) is an HDSB school of more than 2,000 students that offers the International Baccalaureate, and its family of schools is Hawthorne Village, Irma Coulson, Tiger Jeet Singh and Cedar Ridge public schools. École élémentaire catholique Sainte-Anne (1150 Ferguson Dr), a French-language Catholic school of the Conseil scolaire catholique MonAvenir, teaches from Kindergarten (age 4) to Grade 6.
On the Catholic side, the HCDSB’s 2026–27 maps put all of Bowes inside the boundaries of St. Veronica Catholic Elementary School (675 Kennedy Circle West, just west of Thompson Road) and St. Kateri Tekakwitha. On the 2026–27 French Immersion map, students entering Grade 1 French Immersion here are mapped to St. Scholastica Catholic Elementary School (170 Whitlock Ave). The board is planning Milton #11 Catholic Elementary School on Louis St. Laurent Avenue, directly beside St. Kateri, with 763 pupil places and a five-room child care centre; its opening has been rescheduled to September 2028. On the board’s 2028–29 boundary map, the land east of Fourth Line and the northern part of the land between Thompson Road and Fourth Line move to the new school, while the southern part stays with St. Veronica.
On the public side, the HDSB is planning Milton SE #13 Public School south of Louis St. Laurent and east of Fourth Line, tentatively opening in September 2027. Under the South Milton boundary plan trustees approved on January 7, 2025 (Option 6a), new students moving into Zones 19 to 22 and “Milt13”, which cover the land east of Fourth Line and part of the land west of it, go to Hawthorne Village Public School (850 Bennett Blvd) until then. A zone beside Thompson Road stays with Hawthorne Village, and French Immersion students in these zones are mapped to Irma Coulson Public School (625 Sauve St). The board says it doesn’t yet have enough development information to assign Zone 18, the southern part of the land between Thompson Road and Fourth Line, and that it will assign it through a boundary review before any students move in. Which HDSB secondary school an address feeds into is a question for the board’s own tool.
Parks, trails, shopping and the library
The Town lists Bowes Neighbourhood Park, at 1321 Trudeau Dr, among its recently completed park projects. The plan also sets aside a District Park Area in Bowes West, one of two in the Boyne Survey, which may be developed with indoor and outdoor sports facilities, and shows Village Squares in both halves: mainly passive open spaces that, the plan says, will generally include tot lots and seating areas.
The plan’s Natural Heritage System follows creek corridors across the north-east of Bowes West, along Fourth Line and near James Snow Parkway, and its active transportation map shows trails along them. The plan says land in the Natural Heritage System is to be acquired by the Town.
The Town lists a fenced artificial-turf field at St. Kateri Tekakwitha (1125 Kennedy Circle) for soccer and football, with lighting, bleachers, washrooms and free parking. On Britannia Road at Omagh, Omagh Park (9830 Britannia Rd) has a fenced baseball diamond with lighting, bleachers, washrooms, a playground and free parking; the Town’s 2019 report names the Omagh Ball Park and the Omagh Church of Christ among the important features of the village’s landscape.
For groceries, a FreshCo opened in September 2023 at 9060 Louis St. Laurent Ave, at Thompson Road, and OpenStreetMap shows a Metro (1050 Kennedy Circle) and a Shoppers Drug Mart (1020 Kennedy Circle) just north of Louis St. Laurent. The Milton Public Library’s Beaty Branch, whose closest major intersection is Fourth Line and Clark Boulevard, is being renovated: it is fully closed from October 27 to November 10, 2026, is scheduled to offer limited services from November 11 to February 2, 2027, and its renewed children’s area is scheduled to reopen on February 3, 2027.
Getting around
Milton Transit Route 4 Thompson/Clark runs along Louis St. Laurent Avenue, the northern edge, between Kennedy Circle and Fourth Line, with a timed stop at Louis St. Laurent and Fourth Line. Route 3 Trudeau also uses Louis St. Laurent, with timed stops at Fourth Line and at Thompson Road, on its way between Milton GO and the Mattamy National Cycling Centre. South of Louis St. Laurent, Milton Transit OnDemand’s Boyne Zone covers the area from Thompson Road to James Snow Parkway, with rides booked by app, web or phone and transfer points that include Kennedy Circle at Bennett (Route 4) and Milton GO.
Every Milton Transit route starts and ends at Milton GO Station (780 Main St E), the western end of GO’s Milton line, which has free customer parking. By car, James Snow Parkway, the eastern edge, meets Highway 401 at Exit 324. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
Questions about Bowes
Where is Bowes in Milton?
South of Louis St. Laurent Avenue, between Thompson Road and James Snow Parkway, down to Britannia Road. That is how the Town’s Official Plan draws its Bowes West and Bowes East neighbourhoods, which Fourth Line separates. TRREB reports Bowes as one of its Milton communities but doesn’t publish boundary streets, so check the MLS® community on any listing near those roads.
How new is Bowes?
It is part of the Boyne Survey, a plan Milton Council adopted in 2010 that the Ontario Municipal Board approved in January 2015, apart from some site-specific appeals. All of Bowes is in Phase 3B, the plan’s eastern phase. School plans are still being set: both boards have new elementary schools planned here, and the HDSB says it doesn’t yet have enough development information to assign one zone between Thompson Road and Fourth Line.
What sold in Bowes from April to June 2026?
TRREB’s report for the quarter counted 13 sales in Bowes, at a median price of $1,206,990 and an average of $1,133,442, with an average of 21 days on market. With that few sales, treat the figures as a rough guide.
Which schools are in Bowes?
St. Kateri Tekakwitha Catholic Secondary School, Craig Kielburger Secondary School and École élémentaire catholique Sainte-Anne are open along its Louis St. Laurent side. The HCDSB plans Milton #11 Catholic Elementary School beside St. Kateri, rescheduled to open in September 2028, and the HDSB plans Milton SE #13 Public School east of Fourth Line, tentatively for September 2027. Check any address with the HDSB and HCDSB lookup tools.
