Milton neighbourhood guide
Beaty, Milton: Neighbourhood Guide
One of the four neighbourhoods in the Town’s Bristol Survey plan, south of Derry Road, with Fourth Line running through it as a protected character road. Here is how the sources draw it, what the plan allows, what sold from April to June 2026, and which schools, parks and bus routes are actually there.

Where Beaty is
Beaty is one of the communities TRREB uses to report Milton’s MLS® sales, but its quarterly report doesn’t list boundary streets. The Town uses the name too. The community structure map in its Official Plan for the Bristol Survey (Schedule C-6-A) names Beaty as one of the survey’s four neighbourhoods, along with Dempsey, Clarke and Coates.
On the plan’s maps, Beaty is the block south of Derry Road between Thompson Road and James Snow Parkway. The structure map labels its southern edge only as a mid-block arterial, while the land-use map (Schedule C-6-D) labels it Louis St. Laurent Avenue, and the Town’s 2019 planning paper places the Bristol Survey on the north side of that road. A local real estate team’s neighbourhood guide (not an official source) uses the same four roads, with Louis St. Laurent as the southern edge. Treat the edges as approximate and check the MLS® community on any listing near them.
The Town adopted the Bristol Survey Secondary Plan in 1999. Its 2019 paper calls the Bristol and Sherwood surveys Milton’s first two phases of residential expansion, each planned for about 40,000 residents and largely built out by then. A 2005 Milton Historical Society talk, archived from the Town’s website, says growth was fuelled in 1999 by new watermain from the Upper Middle Road Reservoir and sewage lines to Oakville treatment facilities. Hawthorne Village Public School, inside Beaty, opened in the 2005–06 school year.
The name has local roots. Milton Public Library says its Beaty Branch was named in keeping with the surrounding neighbourhood and in recognition of the area’s local history, and points readers to the biographical sketches of John Beaty and William C. Beaty (born 1828) in the Illustrated Historical Atlas of Halton County.
The guide named for Mattamy’s Hawthorne Village subdivision covers Beaty and Clarke side by side: Hawthorne Village.
Homes: the plan and recent sales
The plan divides the Bristol Survey into four neighbourhoods, each focused on a neighbourhood centre with parks and public facilities, and each split into sub-neighbourhoods built around small parks the plan calls Village Squares. The plan calls for a modified grid of roads, with sidewalks on all roads and bike lanes or paths on collector and arterial roads.
For housing, the plan applies the Town’s urban-area mix targets to the whole survey: 60% single detached and semi-detached homes, 15% row housing or similar forms and 25% apartments or similar forms. It encourages street-oriented medium-density housing, such as street townhouses, in small blocks of five to 30 units mixed in with detached and semi-detached houses, especially near neighbourhood centres, Village Squares and Greenlands areas, and encourages its Medium Density II housing next to James Snow Parkway and other arterial roads. Those are the plan’s targets and permissions, not a count of what has been built.
Fourth Line, which runs north–south through Beaty, is protected as a character road. The plan says the hedgerows and trees along it are to be preserved and enhanced, its rural cross-section kept where possible and its pavement not widened, and that the Town will work with the owners of character buildings, including farmsteads and homes facing the road, to keep them as land around them develops. The plan’s land-use map also shows an Environmental Linkage Area crossing Beaty from east to west, north of Clark Boulevard. That is the Union Gas high-pressure gas transmission line easement, which the plan aims to develop as part of the open space system, with trails, and where it permits no significant structures.
For what is actually trading, TRREB’s report for April to June 2026 counted 56 sales in Beaty: 30 detached houses, 16 attached or row townhouses, 6 semis and 4 condo apartments, with no condo townhouse sales. Homes spent an average of 18 days on the market and sold at 100% of list price on average. Detached houses and townhouses sell in very different price bands here, so compare a home with recent sales of the same type, not with the neighbourhood average.

Schools
School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.
Two HDSB elementary schools are inside Beaty. Hawthorne Village Public School (850 Bennett Blvd) opened in the 2005–06 school year and teaches Kindergarten to Grade 8 in English, with special education programs. Irma Coulson Public School (625 Sauve St), near Derry Road, teaches Kindergarten to Grade 8 in English and French Immersion. Under the South Milton boundary plan HDSB trustees approved on January 7, 2025 (Option 6a), the English map splits Beaty between the two, with Irma Coulson’s catchment on the Derry Road side, and the French Immersion map sends the whole area to Irma Coulson.
Both schools belong to the Craig Kielburger Secondary School family of schools; the secondary school is at 1151 Ferguson Dr, just south of Louis St. Laurent Avenue near Fourth Line. Which HDSB secondary school a particular address feeds into is a question for the board’s own tool.
On the Catholic side, Guardian Angels Catholic Elementary School (650 Bennett Blvd) is one of the HCDSB’s Milton French Immersion schools. Its 2026–27 regular-track boundary covers most of Beaty. The exception is the north-east pocket between Fourth Line and James Snow Parkway, which falls to St. Anthony of Padua Catholic Elementary School (1240 Tupper Dr), north of Derry Road. Guardian Angels belongs to the St. Kateri Tekakwitha family of schools; St. Kateri Tekakwitha Catholic Secondary School is at 1125 Kennedy Circle East, just south of Louis St. Laurent. St. Anthony of Padua belongs to the Bishop P. F. Reding family (Bishop P. F. Reding Catholic Secondary, 1120 Main St E).
Two French-language boards also have schools nearby. École élémentaire catholique Sainte-Anne (1150 Ferguson Dr), a Conseil scolaire catholique MonAvenir school just south of Louis St. Laurent, teaches Kindergarten (age 4) to Grade 6. École élémentaire Dyane-Adam (500 Cedar Hedge Rd), north of Derry Road, is a Conseil scolaire Viamonde public school for Kindergarten to Grade 8.
Parks, library and shopping
Beaty Neighbourhood Park North and South share the Town’s 670 Bennett Blvd address, beside Guardian Angels. The north park has baseball and soccer, a playground, a splash pad, a shelter, accessible play equipment and free parking, and its fenced ball diamond, with bleachers, can be rented. The south park has a playground, soccer, walking trails and free parking. The Town also rents out four intermediate fields across the two parks, each listed with washrooms. Bennett Park (830 Bennett Blvd), next to the south park, has soccer and free parking.
Luxton Park (864 Luxton Dr), Meighen Park (1108 Meighen Way) and Menefy Park (1314 Menefy Pl) each have a playground, a shelter and accessible play equipment. Watson Park (1599 Clark Blvd), Barclay and Wallbrook parks on Barclay Circle and Oakview Park (1409 Storey Dr) have playgrounds, and Beaty Trail Park, in the north-east part of the neighbourhood, has a playground, a shelter and walking trails.
Milton Public Library’s Beaty Branch (945 Fourth Line), nearest Fourth Line and Clark Boulevard, is an 11,300 sq ft LEED Silver building with a collection of 42,000 books, DVDs, CDs, magazines and other materials. It is being renovated to add an Innovation Hive makerspace and a renewed children’s area. The library says the branch is fully closed from October 27 to November 10, 2026, reopens with limited services on November 11, and plans a soft opening of the makerspace in March 2027, so check its site before you go.
For everyday shopping, Hawthorne Village Square plaza is at 10220 Derry Rd, near Trudeau Drive (Hawthorne Pharmacy is one of its tenants), and there is a Metro at 1050 Kennedy Circle, near Thompson Road and Louis St. Laurent Avenue.
Getting around
Every Milton Transit route starts and ends at Milton GO Station (780 Main St E), the western end of GO’s Milton line, which has free customer parking. GO Transit says the west end of the platform is closed for repairs, with the work expected to be complete by late December 2026, so trains board at the east end for now.
Three routes run in or along Beaty. Route 4 Thompson/Clark comes down Thompson Road South and loops through the neighbourhood along Clark Boulevard, Bennett Boulevard, Ferguson Drive, Fourth Line and Louis St. Laurent Avenue, returning by Kennedy Circle. Route 3 Trudeau crosses Derry Road on Trudeau Drive and runs south through the east side of Beaty to Louis St. Laurent, then west along it to the Mattamy National Cycling Centre. Route 31 Fifth Line runs along James Snow Parkway South, the eastern edge, between Clark Boulevard and Louis St. Laurent.
By car, James Snow Parkway meets Highway 401 at Exit 324, and Derry Road meets Highway 407 at Exit 31 on the Milton–Mississauga boundary. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
Questions about Beaty
Where is Beaty in Milton?
South of Derry Road, between Thompson Road and James Snow Parkway. The Town’s Official Plan names Beaty as one of the four Bristol Survey neighbourhoods, and the Town’s 2019 planning paper places the survey on the north side of Louis St. Laurent Avenue. TRREB reports Beaty as one of its Milton communities but doesn’t publish boundary streets, so treat the edges as approximate.
What sells in Beaty?
Mostly detached houses and townhouses, going by recent sales. In TRREB’s report for April to June 2026, 30 of Beaty’s 56 sales were detached houses, 16 were attached or row townhouses, 6 were semis and 4 were condo apartments. The median price across all 56 was $935,950.
Which schools serve Beaty?
It depends on the address. Hawthorne Village Public School and Irma Coulson Public School are both inside Beaty, and the HDSB’s approved English map splits the area between them; French Immersion students go to Irma Coulson. For Catholic schools, Guardian Angels’ regular-track boundary covers most of Beaty, with the north-east pocket between Fourth Line and James Snow Parkway mapped to St. Anthony of Padua. Check any address with the HDSB and HCDSB lookup tools.
Is Beaty the same as Hawthorne Village?
Not as a boundary. A 2005 Milton Historical Society talk, archived from the Town’s website, describes Hawthorne Village as the subdivision Mattamy built. Hawthorne Village Public School and the Hawthorne Village Square plaza are both in Beaty, but the Town’s Official Plan and TRREB’s community report use Beaty as the name, and neither has a community called Hawthorne Village.
