Clarke, Milton: Neighbourhood Guide

One of the four neighbourhoods in the Town’s Bristol Survey plan, between Derry Road and the rail line in east Milton. Here is how the plan lays it out, what sold from April to June 2026, which schools and parks are inside it, and how its buses reach Milton GO.

Where Clarke is

Clarke is one of the communities TRREB uses to report Milton’s MLS® sales, but its quarterly report doesn’t list boundary streets. The Town of Milton uses the name too: Clarke is one of the four neighbourhoods in its Bristol Survey Secondary Plan, alongside Dempsey, Beaty and Coates.

The plan’s maps draw Clarke between Thompson Road on the west and James Snow Parkway on the east, from Derry Road north to the rail line. A local real estate team’s neighbourhood guide and Wikipedia’s Milton article (neither is an official source) use the same four edges. Treat them as approximate, and check the MLS® community on any listing near one of those roads.

A 2019 Town planning paper says the Town adopted the Bristol Survey plan in 1999, and describes the survey as the land between Thompson Road and James Snow Parkway on the north side of Louis St. Laurent Avenue: one of Milton’s first two phases of residential expansion, planned for about 40,000 residents and largely built out by then. The HDSB’s 2022 accommodation plan says the Bristol plan area began development in the early 2000s, and Wikipedia’s Milton article (not an official source) says building in Clarke started in 2003. The plan’s phasing map puts most of Clarke in Phase 1A and some blocks in Phase 1B, which the plan held back until 3,400 homes in Phase 1A had building permits issued.

The plan builds each neighbourhood around a neighbourhood centre for schools, parks and other community uses, and splits it into sub-neighbourhoods, each focused on a small park the plan calls a Village Square. Its land-use map puts Clarke’s neighbourhood centre around Laurier Avenue, near Tupper Drive and Costigan Road, with two neighbourhood parks and two school sites, and runs two north–south Greenlands corridors through the middle of the neighbourhood.

The guide named for Mattamy’s Hawthorne Village subdivision covers Beaty and Clarke side by side: Hawthorne Village.

Homes: the plan and recent sales

For the Bristol Survey as a whole, the plan’s housing mix target is 60% detached and semi-detached houses, 15% row housing and 25% apartments or similar forms. It encourages street townhouses in small blocks of 5 to 30 units, mixed in among detached and semi-detached houses, particularly next to the neighbourhood centres, Village Squares and Greenlands.

In the eastern half, the plan protects Fourth Line as a character road. It calls for keeping the road’s paved width and, where possible, its rural cross-section, preserving the hedgerows and trees along it, and having the Town work with owners of farmsteads and other character buildings facing it to preserve them and fit them into new development next door. The plan’s current land-use map draws that character area along Cedar Hedge Road, north of Derry.

Those are planning targets, not a count of what was built. For what is actually trading, TRREB’s report for April to June 2026 counted 34 sales in Clarke: 15 attached or row townhouses, 13 detached houses, 4 semis, 1 condo townhouse and 1 condo apartment. The median across all 34 was $863,500, while the 13 detached sales had a median of $1,092K, so compare a home with recent sales of the same type, not with the neighbourhood average.

Schools

School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.

Bruce Trail Public School (1199 Costigan Rd), beside Clarke Neighbourhood Park, is inside Clarke and teaches Kindergarten to Grade 8. In the board’s 2022 long-term accommodation plan, which maps feeder schools for 2023–24, its English program fed Milton District High School (396 Williams Ave) for Grades 9 to 12, while French Immersion, which the board moved from Grade 1 to Grade 2 entry in 2018, followed a separate path through other schools. The same plan noted that students living east of Fourth Line and north of Derry Road were attending Martin Street Public School (184 Martin St), and recommended a boundary review to reintegrate them into a school closer to their community. Which HDSB school a particular address feeds into today is a question for the board’s own tool.

On the Catholic side, St. Anthony of Padua Catholic Elementary School (1240 Tupper Dr) is inside the neighbourhood, and its 2026–27 boundary takes in the whole block between Thompson Road South, the rail line, James Snow Parkway and Derry Road, plus a pocket south of Derry between Fourth Line and James Snow Parkway. It belongs to the Bishop P. F. Reding family of schools, and Bishop P. F. Reding Catholic Secondary School (1120 Main St E) has this area inside its 2026–27 boundary. For students entering Grade 1 French Immersion, the board’s 2026–27 map for St. Peter Catholic Elementary School (137 Dixon Dr) takes in this area and lists St. Anthony of Padua among its feeder schools.

École élémentaire Dyane-Adam (500 Cedar Hedge Rd) is a French-language public school run by the Conseil scolaire Viamonde, listed by the province for Junior Kindergarten to Grade 8. When the Ministry of Education gave the project final approval in 2018, Viamonde described the site as near Derry Road and Fourth Line.

Parks, recreation and shopping

Clarke Neighbourhood Park North and South share the 1203 Laurier Ave address. Both have soccer, a playground with accessible play equipment, a shelter and free parking. The north park adds walking trails; the south park adds a splash pad and bleachers, and the Town lists its two intermediate fields and the splash pad at 1170 Laurier Ave, with washrooms at the fields. The plan’s open space map runs a trail system along the Greenlands corridor through the middle of Clarke and south across Derry Road.

Cedar Hedge Park (225 Cedar Hedge Rd) has an off-leash dog park, soccer, a basketball court with bleachers, a playground, a shelter and free parking. Other parks with a playground and a shelter include Laidlaw Park (1059 Laidlaw Dr), Field Park (1157 Field Dr) and Trudeau Park (475 Trudeau Dr); Laidlaw and Field also list accessible play equipment.

Just north of the rail line on Thompson Road, Lions Sports Park (77 Thompson Rd) has baseball, soccer, football and basketball, a skate park, a splash pad and a playground, and Milton Memorial Arena shares its address. The Milton Leisure Centre (1100 Main St E) has a lap pool, a play pool with a water slide, a fitness studio, a weight room and a gymnasium.

Milton Public Library’s Beaty Branch, nearest Fourth Line and Clark Boulevard, is south of Derry Road. The library is renovating it from fall 2026 into early 2027. The branch is fully closed from October 27 to November 10, 2026, then offers limited services from November 11 to February 2, so check its site before you go. For groceries, OpenStreetMap shows a Real Canadian Superstore at 820 Main St E, near Milton GO. Hawthorne Village Square plaza (10220 Derry Rd), near Derry Road and Trudeau Drive, has Hawthorne Pharmacy among its tenants.

Getting around

Every Milton Transit route starts and ends at Milton GO Station (780 Main St E), the western end of GO’s Milton line, which has free parking. Route 3 Trudeau runs through the middle of Clarke. From the station it goes down Thompson Road South, along McCuaig Drive, Tupper Drive and Denyes Way to Costigan Road, then along Laurier Avenue and Croft Avenue to Trudeau Drive, and south on Trudeau across Derry Road. Its timed stops in Clarke are McCuaig and Tupper, and Croft and Trudeau.

Routes 4 Thompson/Clark and 8 Willmott both run along Thompson Road South, Clarke’s western edge, and Route 8 has a timed stop at Thompson and Laurier.

By car, James Snow Parkway meets Highway 401 at Exit 324, and Derry Road meets Highway 407 at Exit 31 on the Milton–Mississauga boundary. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
