Dempsey, Milton: Neighbourhood Guide

One of the four neighbourhoods in the Town’s Bristol Survey plan, between Thompson Road and James Snow Parkway, with the arts centre, the main library and the Milton Leisure Centre on its stretch of Main Street East. Here is how the sources draw it, what the plan allows, what sold from April to June 2026, and which schools, parks and bus routes are there.

Where Dempsey is

Dempsey is one of the communities TRREB uses to report Milton’s MLS® sales, but its quarterly report doesn’t list boundary streets. The Town’s planning maps do use the name. The Bristol Survey Secondary Plan’s community structure map (Schedule C-6-A of the Official Plan) divides the survey into four neighbourhoods, Dempsey, Clarke, Beaty and Coates, and puts Dempsey at the north end.

On the plan’s maps, Dempsey runs from Highway 401 south to the rail line below Main Street East, between Thompson Road and James Snow Parkway. Wikipedia’s Milton article gives Steeles Avenue, the CP rail line, Thompson Road and James Snow Parkway as its edges, and a local real estate team’s neighbourhood guide (not an official source) names Thompson Road, Highway 401, James Snow Parkway and the CP Rail lines. A real estate brokerage’s guide (also not an official source) stops at Main Street instead of the rail line. Treat the edges as approximate and check the MLS® community on any listing near them.

The Town adopted the Bristol Survey plan in 1999. In a 2019 planning paper, it described the Bristol and Sherwood Surveys as Milton’s first two phases of residential expansion, each planned for about 40,000 residents and largely built out by then. The HDSB’s 2022 accommodation plan, which lists Dempsey among the communities of its Bristol review area, says the Bristol plan area began development in the early 2000s, and Wikipedia’s Milton article says construction in Dempsey began in 2002.

Homes: the plan and recent sales

The plan builds each neighbourhood around a neighbourhood centre with parks and public facilities, and its smaller sub-neighbourhoods around small parks it calls Village Squares. It calls for a modified grid of streets, sidewalks on all roads and views to the Niagara Escarpment, and it treats Main Street, and James Snow Parkway between Highway 401 and Main Street, as gateways to the town. On the plan’s maps, Dempsey’s neighbourhood centre is the block around Dixon Drive that now holds Chris Hadfield Public School, St. Peter Catholic Elementary School and Dempsey Neighbourhood Park.

Most of Dempsey is designated Residential Area. There, the plan encourages street townhouses and other street-oriented medium-density homes to be mixed in with detached and semi-detached houses in small blocks of 5 to 30 units, especially near neighbourhood centres, Village Squares and green space, and it steers its Medium Density II housing toward James Snow Parkway and other arterial roads. On the land-use map, the block south of Main Street East at Thompson Road is an Institutional Area, the land between Maple Avenue and Highway 401 is a Major Commercial Area, and there is Residential/Office land along Main Street East. The Official Plan sets aside one of those Main Street East sites for a building of 6 to 8 storeys, with up to 4 more allowed through bonusing.

Those are the plan’s permissions, not a count of what has been built. For what is actually trading, TRREB’s report for April to June 2026 counted 35 sales in Dempsey, at an average price of $753,760 and a median of $776,000. There were 110 new listings in the quarter, and TRREB counted 51 active listings. A median reflects the mix of homes that sold, so compare a home with recent sales of the same type, not with the neighbourhood figure.

Schools

School assignment goes by street address, and both boards have redrawn boundaries in parts of Milton recently. Before you rely on any school below, check the exact address with the HDSB’s Find Local School tool and the HCDSB’s Find Your School tool.

Chris Hadfield Public School (1114 Woodward Ave) is an HDSB Kindergarten to Grade 8 school inside Dempsey. The board’s 2022 accommodation plan says it was built in 2002 and lists Dempsey Neighbourhood Park as its adjacent park. In that plan’s feeder lists, which reflect the 2023–24 school year, its English students went on to Milton District High School (396 Williams Ave) for Grades 9 to 12. French Immersion, which the HDSB starts in Grade 2, took students from its area to Robert Baldwin Public School (180 Wilson Dr) for Grades 2 to 6 and W. I. Dick for Grades 7 and 8, then also to Milton District. Which school a particular address feeds into today is a question for the board’s own tool.

St. Peter Catholic Elementary School (137 Dixon Dr) is also inside the neighbourhood. The school says it first opened in 1978 on Woodward Avenue, as the second Catholic school in Milton, and moved into a new building on Dixon Drive in 2008. The HCDSB’s 2026–27 boundary map for St. Peter takes in the whole area between Thompson Road, Highway 401, James Snow Parkway and the rail line, on both sides of Main Street East, and its separate 2026–27 map makes St. Peter the Grade 1 French Immersion school for the area as well. Bishop P. F. Reding Catholic Secondary School (1120 Main St E) is on the south side of Main Street East; its 2026–27 boundary takes in the whole neighbourhood, and St. Peter is in its family of schools.

Two French-language elementary schools are close by. École élémentaire catholique Saint-Nicolas (720 Woodward Ave), run by the Conseil scolaire catholique MonAvenir for Kindergarten to Grade 6, is west of Thompson Road. École élémentaire Dyane-Adam (500 Cedar Hedge Rd), a French-language public school of the Conseil scolaire Viamonde, is south of the rail line; Ontario’s school directory lists it as Kindergarten to Grade 8.

Parks, recreation and the arts centre

Dempsey Neighbourhood Park (187 Dixon Dr) has basketball, soccer, a playground, a splash pad, a shelter and bleachers. Knight Trail Park (1215 Knight Trail) has a playground, a shelter and walking trails, and the Town lists a neighbourhood outdoor rink there for skating. Sinclair Park (40 Sinclair Blvd) has basketball, a playground and a shelter, Fitzgerald Park (204 Fitzgerald Cres) has a playground and a shelter, and Sprucedale Park (1050 Sprucedale Lane) has a playground with accessible play equipment.

The plan’s open space map runs a trail system from Woodward Avenue down a green corridor to Main Street and along the rail line. It also designates Greenlands B Area, which in the plan’s words is meant to protect key woodlot or woodlot/wetland areas. OpenStreetMap shows one such woodlot, the Woodward Woodlot, near Woodward Avenue and Thompson Road North.

At Main Street and Thompson Road, the plan places a district park on the site of an existing arena and park. The Town lists Lions Sports Park and the Milton Memorial Arena at 77 Thompson Rd, just south of Main Street. Lions Sports Park has baseball, soccer, football and basketball, a playground, a splash pad, a shelter, washrooms, bleachers and free parking, and the Town lists a skate park and BMX park as part of it. The arena has an ice rink with bleachers and changing rooms.

The Town’s Official Plan describes Main Street East as the street that connects the community and cultural arts district in the east to the historic downtown in the west. FirstOntario Arts Centre Milton (1010 Main St E), which the Town owns and operates, has the Mattamy Theatre, MinMaxx Hall, the Holcim Gallery, two art studios and a community room; Council approved its construction in 2009. Milton Public Library’s Main Library opened inside it in 2011, with 30,000 gross square feet on two floors. The Milton Leisure Centre (1100 Main St E) has a lap pool, a play pool, a hot tub, a sauna, a gym used for badminton, pickleball and basketball, and a fitness studio.

For shopping, Milton Transit’s Route 2 map marks Maple Crossing RioCan Plaza and Milton Square Plaza at the north end, between Thompson Road North, Steeles Avenue East and Maple Avenue, south of Highway 401. Milton Crossroads Centre, where the route’s stop is listed as Crossroads Centre (Walmart), is on the other side of Highway 401, off Steeles Avenue East. OpenStreetMap shows a Cineplex cinema on Maple Avenue, a Longo’s near Thompson Road North and Steeles Avenue, and a Real Canadian Superstore (820 Main St E) across Thompson Road, near the GO station.

Getting around

Milton GO Station (780 Main St E) is just west of Thompson Road, on the south side of Main Street East. It is the western end of GO’s Milton line to Union Station. GO lists free customer parking, with 1,468 spaces in the main lot, plus carpool and reserved parking and bike racks. GO Transit’s October 2, 2026 update says the west end of the platform is closed for repairs and new platform safety features, with the work expected to be complete by late December 2026.

The Town says all Milton Transit routes start and end at Milton GO. Routes 2 Main, 21 Steeles and 31 Fifth Line run along Main Street East through the neighbourhood. Route 2 also runs up Maple Avenue and Thompson Road North, then along Steeles Avenue East across Highway 401 to Crossroads Centre, with stops at Thompson and Maple and at Crossroads Centre. Route 21 turns up James Snow Parkway to Steeles Avenue and runs east to Lisgar GO Station, and Route 31 continues east along Main Street to Fifth Line. The library lists Routes 2, 3, 4 and 5 as serving the Main Library.

By car, James Snow Parkway meets Highway 401 at Exit 324. Drive times depend too much on the hour and the street to quote one honestly, so this page doesn’t.
