OMDREB, the Oakville Milton Real Estate Board, vs. TRREB: Why Milton Has Two Sets of Market Numbers
Look up Milton’s housing market and you’ll find two real estate boards reporting it, with figures that don’t quite agree. Here is who each board is, what each one counts, and how to read their numbers without mixing them up.
Both boards publish every month, and both are reporting Milton accurately on their own terms. They just measure in different ways. Every figure below comes from the boards’ own September 2026 releases or their own websites, listed at the end with dates. Newer months will have different numbers, so treat the ones here as an example of how to read the reports, not as the current market.

What is OMDREB (the Oakville, Milton and District Real Estate Board)?
OMDREB is the Oakville, Milton and District Real Estate Board, the local board for Oakville, Milton, Halton Hills and the surrounding areas. People often search for it as the Oakville Milton real estate board. Its monthly market report covers Halton Region and its four municipalities, in two home groups, and it is one of the two boards that report Milton sales every month. The other is TRREB, and the sections below explain how the two differ.
The Oakville, Milton and District Real Estate Board
OMDREB is the local board. According to its own history page, it started on June 23, 1954 as the Oakville Trafalgar Real Estate Board, with 41 members, and today it represents members who serve Oakville, Milton, Halton Hills and the surrounding areas.
Each month it publishes a market report for Halton Region and its four municipalities: Oakville, Milton, Halton Hills and Burlington. The September 2026 report came out on October 8, 2026, and its Local Market Stats page keeps monthly figures going back to 2020.
The Toronto Regional Real Estate Board
TRREB describes itself on its About page as Canada’s largest real estate board, serving 70,000 licensed brokers and salespersons in and around the Greater Toronto Area. It was founded in 1920. Its monthly Market Watch lists Milton as one of four municipalities under Halton Region, next to Burlington, Halton Hills and Oakville. The September 2026 edition came out on October 6, 2026.
They don’t measure the same things
Market Watch splits sales into nine home types, from detached and semi-detached houses through condo apartments to co-ownership apartments. For Milton it publishes the number of sales, dollar volume, average and median price, new and active listings, the average sale-to-list price ratio and days on market, plus MLS® Home Price Index benchmarks. Its notes say sales are firm transactions entered into the TRREB MLS® System between the first and last day of the month, that past monthly figures are revised every month, and that the sales-to-new-listings ratio and months of inventory are 12-month moving averages.
OMDREB’s public report uses two groups instead: single-family homes, and a second group of townhouses, condos, co-ops, apartments and linked homes. For each it gives four measures: average sale price, number of sales, average list price and new listings, each with the change from the month before, from the same month a year earlier, and year to date. It does not publish a median or a benchmark price, and its tables carry a plain caveat: “Statistics are never 100% accurate.”
September 2026, board by board
Here is the same month in Milton as each board reported it. Read each block on its own.
TRREB
- 118 sales, all home types
- Average price $1,018,973; median $917,500
- MLS® HPI composite benchmark $861,600, down 4.83% from a year earlier
- 63 detached, 7 semi-detached and 33 att/row/townhouse sales
Data: Market Watch, September 2026, Milton.
OMDREB
- Single-family: 68 sales, average $1,251,035, down 2.6% from a year earlier
- Townhouse, condo, co-op, apartment and linked homes: 49 sales, average $724,651, down 5.4% from a year earlier
Data: September 2026 Market Report, Milton.
Two things stand out. First, the sales counts are close but not equal: 118 on TRREB’s count, and 117 if you add OMDREB’s two groups together. That sum is my own arithmetic; OMDREB does not publish a combined Milton figure.
Second, TRREB alone gives three different Milton prices for one month: an average of $1,018,973, a median of $917,500 and a benchmark of $861,600. None of them is wrong. The average is pulled up by expensive sales, the median is the middle sale, and the MLS® HPI benchmark models a typical home instead of averaging whatever happened to sell. CREA, which runs the index, notes that average and median prices can change a lot from one month to the next.
Why the counts don’t line up exactly
Neither board publishes a reconciliation with the other, and OMDREB’s release does not describe how its counts are built, so I won’t guess which sale accounts for a one-sale gap. What the boards do say is enough to show why exact agreement isn’t expected. TRREB counts a sale in the month it is entered as firm and revises past months every month. OMDREB’s release does not say which home types its single-family group includes, so it can’t be matched row by row to TRREB’s detached and semi-detached figures. Even TRREB’s own quarterly community report warns that its figures may not match totals worked out from earlier TRREB publications.
That is why my Milton Market Report keeps the two boards in separate tables and never works out a change by setting one board’s figure against the other’s.
Neighbourhood numbers come from a third report
Neither monthly release goes below the town level. For that, TRREB publishes a quarterly Community Housing Market Report for Milton, which splits the town into 25 communities. For Q2 2026 it recorded, for example, 28 sales in Scott, 26 in Timberlea and 15 in Dorset Park. It leaves some figures out where a community had two sales or fewer.
Its community names are the board’s, and they are not always the names people use. There is no Hawthorne Village in it, for example, because that is a builder’s name rather than a board or Town boundary; my Hawthorne Village guide explains which of TRREB’s communities it uses instead. The other guides use the same report for each area’s sales by home type, including Scott, Timberlea, Dorset Park and Old Milton, with the full list on the Milton neighbourhoods page.
How to read Milton’s numbers without being misled
Name the board and the month. “Milton prices fell” tells you very little until you know whose figure it is, which measure, and for which month.
Compare a board with itself. This September against last September from the same board is a fair comparison. One board’s September against the other board’s August is not.
Check how many sales sit behind a number. TRREB recorded four condo townhouse sales in Milton in September 2026. Four sales can’t carry a price trend.
Treat one month’s average with care. OMDREB made this point in its own September release: when relatively few homes sell, a handful of higher-priced sales can push the average up without values rising across the board.
Your home is not the town average. The street, the lot, the condition and what has sold nearby matter more to one property than any town-wide figure.
Every month I put both boards’ Milton figures on the Milton Market Report, with the source under each table; the September 2026 report has the full set quoted here. If you’d like to talk through what they mean for a particular home, ask me to call you.
