Meadowvale, Mississauga: Homes and Neighbourhood Guide

Plans for Meadowvale were revealed in 1969: a planned new town with schools, a community centre, a major retail centre and parks with lakes. Here is how the City and TRREB define it, what sold in TRREB’s latest quarterly report, which schools are in its family of schools, and how buses and the GO train connect it.

Where Meadowvale is

TRREB reports Meadowvale as one of its Mississauga communities, separate from Meadowvale Village, and its map places it on the city’s west side, between Lisgar to the south-west and Central Erin Mills to the south-east, with a separate Meadowvale Business Park area to the north. The City makes the same distinction: its Meadowvale study says the planned community should not be confused with the historic Meadowvale Village nearby, Ontario’s first Heritage Conservation District.

The City’s Meadowvale Neighbourhood Character Study, which assessed the character of the townhouse, apartment and retail areas, covered the area between Winston Churchill Boulevard and the Meadowvale employment area, from Britannia Road West in the south to Tradewind Drive in the north. It left out Meadowvale Town Centre and the properties around it, which the City calls the Meadowvale Community Node, and its recommendations went to the Planning and Development Committee in fall 2021.

The study’s April 2021 report describes Meadowvale as a pre-planned “New Town” developed in conjunction with Erin Mills. Markborough Properties revealed its plans on April 25, 1969, and construction started on December 14, 1970, with early planning overseen by Project Planning Associates, led by Macklin Hancock, who had designed Don Mills. It was planned in three parts: Meadowvale West, which roughly matches the study area, was built from the mid-1970s into the 1980s, while Meadowvale North, first planned as housing, was largely redesigned as employment lands in the late 1980s.

Homes and recent sales

The City’s report says Meadowvale West contains a range of housing, from detached and semi-detached houses to townhouses and high-rise apartments, in a variety of tenures, and that earlier plans placed higher-density uses between Aquitaine Avenue and Battleford Road, near the community centre and Meadowvale Town Centre.

Detached houses led sales in TRREB’s report for April to June 2026: 51 of Meadowvale’s 105 sales, against 26 condo townhouses, 19 semis and 9 condo apartments. TRREB recorded no freehold townhouse sales in the quarter.

Detached houses averaged about $1,059K, with a median of about $1,015K, and an average of 20 days on the market. Condo townhouses had more new listings for each sale: 82 new listings against 26 sales, a sales-to-new-listings ratio of 32%, compared with 53% for detached houses, 56% for semis and 50% for condo apartments. Schools

School assignment goes by street address. Before you rely on any school below, check the exact address with the Peel District School Board’s School Finder and with the Peel Region “Which School do I Attend?” tool, which the Dufferin-Peel Catholic District School Board links for families and which covers both boards.

The PDSB’s 2025–26 Directions guide lists these schools, among others, in its Meadowvale family: Meadowvale Secondary School (6700 Edenwood Drive, Grades 9 to 12), Edenwood Middle School (6770 Edenwood Drive, Grades 7 and 8 plus French Immersion), Settler’s Green Public School (5800 Montevideo Road, Kindergarten to Grade 6 plus French Immersion from Grade 1), Shelter Bay (6735 Shelter Bay Road), Miller’s Grove (6325 Miller’s Grove) and Maple Wood (2650 Gananoque Drive) public schools, each Kindergarten to Grade 6, and Trelawny Public School (3420 Trelawny Circle, Kindergarten to Grade 5). Meadowvale Secondary’s board profile lists a regional International Business and Technology program, Specialist High Skills Majors in business, construction and information and communication technology, and English as a Second Language and International Student programs.

The same guide lists Catholic schools alongside the Meadowvale family, including Our Lady of Mount Carmel (3700 Trelawny Circle, Grades 9 to 12) and three JK to Grade 8 schools: St. John of the Cross (3180 Aquitaine Avenue), St. Teresa of Avila (6675 Montevideo Road) and St. Richard (7270 Copenhagen Road). These are the PDSB guide’s groupings, not boundaries, so confirm any address with the tools above.

Lakes and parks

The City’s report says Meadowvale’s master plan included two large parks with artificial ponds, for environmental and flood control purposes, and that Lake Aquitaine and Lake Wabukayne parks anchor an open space system, with trails linking the ponds to Windwood Park, Settler’s Green, Plowman’s Park, Maplewood Park, Hunter’s Green and Glen Eden Park.

Lake Aquitaine Park (2750 Aquitaine Avenue), next to Meadowvale Community Centre, has trails, an outdoor fitness circuit, a fishing dock and a spray pad. The City describes the lake as a man-made stormwater management pond, fed by run-off from the surrounding area and meant to improve water quality before it enters the Credit River. Its report dates the park’s official grand opening to June 24, 1978, says the park is listed in the City’s Heritage Directory as a cultural landscape, and calls it one of the first examples in Canada of a stormwater pond used as the central feature of an urban park.

The Lake Wabukayne park (2610 Inlake Court) surrounds a 1.8-hectare stormwater management pond with a floating island and has a walking trail and a butterfly garden; the Lake Wabukayne Trail connects it to Lake Aquitaine. The City’s report says the pond began as a cattle pond on the Cooke family farm in 1946, and that its name is believed to come from Chief Wabukayne, a Mississauga Ojibwa chief of the Eagle Clan at the Credit River.

Community centre, library, theatre and shopping

Meadowvale Community Centre (6655 Glen Erin Drive), just east of Meadowvale Town Centre, overlooks Lake Aquitaine. It has a 25-metre, six-lane pool with a one-metre diving board, a warm-water therapeutic pool, a double gymnasium, a fitness centre and an indoor walking track. The centre’s page also lists Meadowvale 4 Rinks, an arena with four ice surfaces at 2160 Torquay Mews. The City’s report says the original centre officially opened on January 23, 1982, and underwent a total reconstruction in 2014 to modernize the facilities and add a library.

Meadowvale Library, inside the community centre, says it was rebuilt in 2016 and lists a makerspace. Meadowvale Theatre (6315 Montevideo Road) is one of the City’s arts venues; the City’s report records that it opened in 1989 as Mississauga’s first performing arts facility, designed by Rod Robbie, the architect of the Rogers Centre.

Markborough Properties opened Meadowvale Town Centre in 1978 to serve the new community, and Heritage Mississauga (not an official source) gives the date as January 25, 1978, on 40 acres at 6677 Meadowvale Town Centre Circle. The mall anchors one of the six areas in the City’s Reimagining the Mall project, whose purpose is to make sure land use policy is in place if a landowner chooses to redevelop. Council approved the Official Plan amendment on December 9, 2020, and the City’s project page says parts of it are in force while others are being appealed, so ask the City how it applies to a given property.

Getting around

Meadowvale Town Centre has a MiWay bus terminal. MiWay’s terminal map, effective September 2, 2024, shows local routes including 10, 13, 38, 39, 42, 43, 44, 45, 46, 48 and 90 there, plus Route 109 Meadowvale Express, which runs every day to Kipling Bus Terminal using the Mississauga Transitway, by way of the City Centre Transit Terminal at Square One. Routes 44 Mississauga Road and 48 Erin Mills both run every day between Meadowvale Town Centre and U of T Mississauga.

Meadowvale GO Station (6845 Millcreek Drive), which the City’s report identifies near the study area, is on GO’s Milton line. GO lists free parking in a main lot of 1,266 spaces and a north lot of 386, plus reserved and carpool parking, bike racks and MiWay connections. GO’s Milton schedule also lists a GO bus stop on Aquitaine Avenue at Meadowvale Town Centre Circle.
