The short version

  • Fewer homes sold in Mississauga than a year earlier. TRREB counted 508 sales in October 2026, down from 556 in October 2025, and new listings fell from 1,410 to 1,332. Active listings at the end of the month were 2,342, against 2,505.
  • Prices were lower year over year on each of TRREB’s main measures. The Mississauga average fell 4.2% to $927,521 and the median 5.3% to $843,000, and the MLS® Home Price Index composite benchmark was down 3.87% at $860,100.

  • Homes sold for 97% of their list price on average, the same as in October 2025, and the average listing spent 35 days on the market, against 31.
  • From January to October, TRREB recorded 4,631 Mississauga sales, 0.9% fewer than the 4,672 in the same months of 2025, while year-to-date new listings were down 13.7%.
  • Cornerstone Association of REALTORS®, whose members include REALTORS® in Mississauga, publishes its own monthly Mississauga report from CREA data. Its year-over-year changes and its MLS® HPI benchmarks are its own published figures: its composite benchmark was $900,500, down 8.5% from a year earlier and 0.3% from September. Its figures sit in a separate table below and are best read on their own. One month is one data point, not a trend, and none of this is a forecast.

The two boards publish separately. TRREB reports sales through its MLS® System by detailed home type; Cornerstone Association of REALTORS® publishes its own Mississauga figures from CREA data, with its own year-over-year changes and MLS® HPI benchmarks. Each table below names its board, and the two are never mixed in one figure.

Key facts

  • Mississauga had 38 sales for every 100 new listings in October 2026 (calculated from TRREB’s 508 sales and 1,332 new listings), sixth of the seven Halton and Peel municipalities in the table.
  • Across the seven municipalities, the calculated figure ran from 36 in Oakville to 51 in Burlington.
  • TRREB’s 12-month trend for Mississauga: a sales-to-new-listings ratio of 36.4% and 4.9 months of inventory. Both are 12-month moving averages, so they move more slowly than the single month above.
  • On TRREB’s figures, Mississauga’s average price was $927,521 in October 2026, down 4.2% from October 2025 (calculated). Across the seven municipalities, the calculated change ran from −11.7% in Brampton to +5.6% in Burlington.

About this data

What TRREB counts: homes of every type sold and listed through its MLS® System in each municipality. New listings are those entered during the month, active listings are those still on the market at its last day, and average days on market (LDOM) is the average number of days the sold listings were on the market. The October 2025 figures are as TRREB printed them a year ago; TRREB revises past months, so a later report can differ.

TRREB’s two trend columns, in its own footnotes: “SNLR = Sales-to-New-Listings Ratio. Calculated using a 12 month moving average (sales/new listings).” and “Mos. Inv. = Months of Inventory. Calculated using a 12 month moving average (active listings/sales).”

Calculated here: sales per 100 new listings is October 2026’s sales divided by its new listings, times 100, rounded to a whole number. It is one month, not a moving average, so it can sit well away from TRREB’s trend. The change in average price is arithmetic on TRREB’s October 2026 and October 2025 averages, rounded to one decimal. TRREB publishes neither. The table gives no buyer’s, balanced or seller’s label: CREA’s range for a balanced market is set for its national ratio, not for one municipality’s month.

OMDREB publishes its own figures for Milton, Oakville, Burlington and Halton Hills, and Cornerstone Association of REALTORS® its own for Mississauga. They count differently from TRREB, so never combine one board’s figure with another’s or compare them as if they counted the same sales. Why the numbers differ: OMDREB vs. TRREB.
