Erin Mills, Mississauga: Neighbourhood Guide

Erin Mills began as one of Mississauga’s planned new towns. TRREB now reports it as two communities, Erin Mills and Central Erin Mills, so this guide gives figures for both, along with the schools, the hospital, the mall and the Transitway station.

What Erin Mills covers

Wikipedia (not an official source) describes Erin Mills as a district running from Dundas Street north to about Britannia Road, and from Winston Churchill Boulevard east to the Credit River. E.P. Taylor’s Don Mills Development Corporation bought the land in the 1950s and named it, then sold it in 1968 to Cadillac Fairview, which began building it as a “new town” in the early 1970s on more than 7,000 acres of farmland.

Heritage Mississauga (not an official source) notes that Erin Mills and Meadowvale were designed as new towns with homes, schools, churches, jobs, parks and recreation, and that the centre of the Erin Mills community was its shopping centre. Erin Mills Town Centre (5100 Erin Mills Parkway) opened in 1989.

TRREB splits the area in two. Its Mississauga map shows Central Erin Mills to the north and Erin Mills to the south, with Churchill Meadows to the west. This guide covers both and keeps their figures separate.

Homes and recent sales

The two halves sell differently. In TRREB’s report for April to June 2026, Erin Mills had 108 sales, about half of them detached houses (53), plus 21 semis, 19 condo apartments, 14 condo townhouses and 1 freehold townhouse. Central Erin Mills also had 108 sales, but condo apartments matched detached houses at 40 each, with 23 condo townhouses, 4 semis and 1 freehold townhouse.

Because of that mix, Central Erin Mills’ overall median ($780,500) was well below Erin Mills’ ($1,027,500), even though its detached houses averaged more (about $1,405K, against about $1,328K). Compare a home with sales of the same type, not with the area average.

Schools

School assignment goes by street address. Before you rely on any school below, check the exact address with the Peel District School Board’s School Finder and with the Peel Region “Which School do I Attend?” tool, which the Dufferin-Peel Catholic District School Board links for families and which covers both boards.

The PDSB’s 2025–26 Directions guide lists these schools in its John Fraser family: Castlebridge (2801 Castlebridge Drive), Credit Valley (2365 Credit Valley Road) and Middlebury (5482 Middlebury Drive) public schools for Kindergarten to Grade 5, Thomas Street Middle School (2640 Thomas Street) and John Fraser Secondary School (2665 Erin Centre Boulevard). Catholic schools listed alongside it include St. Aloysius Gonzaga (2800 Erin Centre Boulevard) and St. Oscar Romero (2495 Credit Valley Road) secondary schools, and Divine Mercy, Our Lady of Mercy and St. Rose of Lima elementary schools.

Its Erindale family includes Brookmede Public School (2250 Council Ring Road), Sawmill Valley Public School (3625 Sawmill Valley Drive), Erin Mills Middle School (3546 South Common Court) and Erindale Secondary School (2021 Dundas Street West), with St. Clare, St. Margaret of Scotland and St. Mark Catholic elementary schools listed alongside. These are board groupings, not boundaries, so confirm any address with the tools above.

Shopping, hospital, libraries and recreation

Wikipedia lists about 220 stores on two floors at Erin Mills Town Centre, with a bus terminal at the back of the mall. Credit Valley Hospital (2200 Eglinton Avenue West), part of Trillium Health Partners, officially opened on November 5, 1985 (Wikipedia).

Erin Meadows Community Centre (2800 Erin Centre Boulevard) has a 25-metre, six-lane pool with a toddlers’ play pool, and the City calls it Mississauga’s first shared-use facility: a partnership of the City, the Mississauga Library Board and the Dufferin-Peel Catholic District School Board. Erin Meadows Library opened there in 2001 and also serves St. Aloysius Gonzaga Secondary School.

In the south, South Common Library (2233 South Millway) first opened in 1983 and moved into South Common Community Centre in 1998. The library and community centre are closed for renovations, with a pop-up library offering a small collection, computers and holds, so check the City’s page for updates.

MiWay Route 48 Erin Mills runs every day along Erin Mills Parkway between Meadowvale Town Centre and U of T Mississauga, passing John Fraser Secondary School, Erin Mills Town Centre, Credit Valley Hospital, Erin Mills Station and South Common Centre. Route 9 Rathburn links Erin Mills Town Centre with the City Centre Transit Terminal to the east and Churchill Meadows to the west.
