How I work
How I Work With Buyers and Sellers in Milton
Before you decide who should represent you, here is exactly how I approach a listing or an offer — so you can judge the fit for yourself rather than take my word for it.
Every agent’s website says some version of “dedicated,” “trusted,” “top producer.” None of that tells you anything about what it is actually like to work with the person. So instead of a list of adjectives, here is what I actually do, in the order I do it, with the parts I am not good at left in rather than quietly cut.
I start with the number you will not like
If your house is worth less than you hoped, I say that in the first conversation, not after you have already told your family you are moving. If a precon assignment will not clear what you paid, I say that too. The alternative — telling you what gets me the signature — costs you nothing today and a great deal later, when the market disagrees with me instead of the other way around. I would rather lose the listing than win it on a number I do not believe.
I show my reasoning, not just my conclusion
On the selling side, that means the sold comparables behind a price range, adjusted line by line for what actually differs between your home and theirs. On the buying side, that means telling you when a house is not worth what the seller is asking, and why, specifically — not a gut feeling dressed up as expertise. If you cannot see the reasoning, it is not reasoning. It is just an opinion with a licence attached.
I will tell you to wait
A free evaluation sometimes ends with me saying this is not the right moment — the renovation has not paid back yet, the market in your specific pocket is soft right now, or you would do better renting it out for a year. That outcome does not make me any money. It is still the right answer often enough that I would rather say it than not.
Where I actually work
I work Milton street by street, and Oakville, Mississauga and Burlington with it. I am not the right call for a market I do not actually know, and I will say so rather than take the listing anyway and learn on your file.
What I am not
I am not a lawyer, a mortgage broker, or a home inspector, and I will not pretend to be one when a question strays into their territory — I will tell you who to actually ask. I am not going to out-market a buyer who has done their own homework on a street, and I would rather you walk in informed than impressed. An agent who needs you uninformed to close the deal is not one you want representing you.
None of this is a pitch for why I am the best option in Milton — that is not a claim I can prove to you in writing, and anyone who makes it without showing their work is asking you to trust an adjective. What I can do is show up, tell you the number I actually believe, and let you decide.
Talk it through
If this raised a question specific to your situation, the fastest way through it is a short conversation — free, no obligation.
