Choosing an agent
Choosing a Real Estate Agent in Milton: What to Actually Check
Most advice on this is a list of generic traits — experienced, responsive, a good communicator. Here is what you can actually verify yourself, specific to Milton, before you decide who represents you.
I am not going to tell you the answer is me. What follows is the same five checks I’d tell a friend to run on any agent they’re considering, including me — things you can verify yourself in minutes, not things you have to take someone’s word for.
Check they're actually registered
Every real estate salesperson and broker in Ontario has to be registered with RECO, the Real Estate Council of Ontario. RECO’s own public register — at registrantsearch.reco.on.ca — lets you look up anyone by name and see their registration status, expiry date, the brokerage and broker of record they work under, and whether they’ve faced discipline in the last five years. It takes under a minute and it is the one check here that is not a matter of opinion.
Ask how much of their recent work was actually local
“I work the GTA” covers a lot of ground. Ask specifically what they’ve closed in the neighbourhood you’re looking at in the last year, not the region. Someone who can name streets, recent sale prices on them, and what’s currently sitting unsold nearby knows that pocket. Someone who answers in city-wide averages is working from the same public data you could pull up yourself.
Read the actual reviews, not just the star number
A 5.0 average from eleven reviews and a 4.8 from four hundred are not the same claim. Read a handful of the actual review text for patterns — do people mention the same specific things (responsiveness, honesty about price, follow-through), or is it generic praise. We put ours on the About page as written, with a link to the full set on Google, for exactly this reason.
Ask what they've told a client not to do
Anyone can tell you what they’d do for you. Ask instead when they last told a client their asking price was unrealistic, or that this wasn’t the right time to sell, or that a question was theirs to ask a lawyer or mortgage broker instead of guessing at an answer. If they can’t point to a real instance, that tells you something. Here is how I answer that question myself, for comparison.
Ask about the specific street, not the town
“Milton” is not one market. Timberlea, Bronte Meadows and the newer Willmott and Cobban subdivisions each have their own pricing, school catchments and resale pace. An agent who actually works the town should be able to talk about those differences without checking notes — see the Milton area page for the level of detail that should be second nature to them.
What this doesn’t cover
Fit matters too, and that part really is subjective — how someone communicates, whether you’d want them negotiating on your behalf at 11pm on offer night. No register or review page answers that. A short conversation usually does.
If you want to run that conversation with me, my number and email are below — and you’re welcome to check the RECO register for Farhan Amdani (Samiullah) first.
Talk it through
If this raised a question specific to your situation, the fastest way through it is a short conversation — free, no obligation.
