Published · Data: TRREB Market Watch, September 2026 (released ) and OMDREB September 2026 Market Report (released )
The short version
- Oakville sales were down on a year earlier. TRREB counted 162 sales in September 2026, against 196 in September 2025, and new listings fell from 854 to 699. Active listings at the end of the month were also lower, at 1,073 compared with 1,331.
- Prices eased on all three of TRREB’s main measures. The Oakville average was down 2.5% at $1,365,169, the median down 3.1% at $1,211,500, and the MLS® Home Price Index composite benchmark down 3.03% at $1,128,800.
- Detached homes accounted for 85 of the 162 sales. Against September 2025, the detached average fell 5.9% to $1,740,421 and the median 5.7% to $1,546,000. Att/row/townhouse and condo apartment averages were higher than a year earlier, on 27 and 29 sales respectively.
- Homes sold for 96% of their list price on average, the same as in September 2025, and the average listing spent 32 days on the market, against 37 a year earlier.
- From January to September, TRREB recorded 1,911 Oakville sales, slightly more than the 1,887 in the same months of 2025, while year-to-date new listings were down 18.7%.
- OMDREB, which reports single-family homes separately from townhouses, condos and other attached homes, put Oakville’s single-family average at $1,703,194 on 89 sales, 4.2% below September 2025. Its townhouse and condo group averaged $937,537 on 71 sales, up 9.8%. OMDREB’s release cautions that when sales are thin, a few expensive sales can raise an average on their own. A single month is one reading, not a trend, and nothing here is a forecast.
The two boards count differently. TRREB reports sales through its MLS® System by detailed home type; OMDREB reports its own figures in two broad groups. Each table below names its board, and the two are never mixed in one figure. Why the two boards’ numbers differ: OMDREB vs. TRREB.
