The short version

  • Fewer homes sold in Oakville than a year earlier. TRREB counted 191 sales in October 2026, against 249 in October 2025, and new listings fell from 669 to 531. Active listings at the end of the month were also lower, at 1,025 compared with 1,247.
  • The average and median were a little higher than a year earlier: the Oakville average was up 1.6% at $1,383,011 and the median up 0.8% at $1,220,000. The MLS® Home Price Index composite benchmark, which models a typical home rather than averaging what sold, was down 0.29% at $1,148,800.
  • Detached homes made up 106 of the 191 sales, against 134 a year earlier. The detached average rose 3.7% to $1,833,285 while the detached median fell 1.1% to $1,580,500. Att/row/townhouse sales were 33, against 40, with the average down 10.9% at $977,899.
  • Homes sold for 95% of their list price on average, the same as in October 2025, and the average listing spent 37 days on the market, against 33.
  • From January to October, TRREB recorded 2,099 Oakville sales, 1.7% fewer than the 2,135 in the same months of 2025, while year-to-date new listings were down 18.9%.
  • OMDREB, which reports single-family homes separately from townhouses, condos and other attached homes, put Oakville’s single-family average at $1,804,567 on 107 sales, 5.8% above October 2025, with sales down 32.3%. Its townhouse and condo group averaged $804,928 on 84 sales, down 4.0%. OMDREB’s release cautions that relatively few transactions can move an average. Its figures sit in separate tables below and are best read on their own. One month is one data point, not a trend, and none of this is a forecast.

The two boards count differently. TRREB reports sales through its MLS® System by detailed home type; OMDREB reports its own figures in two broad groups. Each table below names its board, and the two are never mixed in one figure. Why the two boards’ numbers differ: OMDREB vs. TRREB.

Key facts

  • Oakville had 36 sales for every 100 new listings in October 2026 (calculated from TRREB’s 191 sales and 531 new listings), seventh of the seven Halton and Peel municipalities in the table.
  • Across the seven municipalities, the calculated figure ran from 36 in Oakville to 51 in Burlington.
  • TRREB’s 12-month trend for Oakville: a sales-to-new-listings ratio of 36.3% and 4.9 months of inventory. Both are 12-month moving averages, so they move more slowly than the single month above.
  • On TRREB’s figures, Oakville’s average price was $1,383,011 in October 2026, up 1.6% from October 2025 (calculated). Across the seven municipalities, the calculated change ran from −11.7% in Brampton to +5.6% in Burlington.

About this data

What TRREB counts: homes of every type sold and listed through its MLS® System in each municipality. New listings are those entered during the month, active listings are those still on the market at its last day, and average days on market (LDOM) is the average number of days the sold listings were on the market. The October 2025 figures are as TRREB printed them a year ago; TRREB revises past months, so a later report can differ.

TRREB’s two trend columns, in its own footnotes: “SNLR = Sales-to-New-Listings Ratio. Calculated using a 12 month moving average (sales/new listings).” and “Mos. Inv. = Months of Inventory. Calculated using a 12 month moving average (active listings/sales).”

Calculated here: sales per 100 new listings is October 2026’s sales divided by its new listings, times 100, rounded to a whole number. It is one month, not a moving average, so it can sit well away from TRREB’s trend. The change in average price is arithmetic on TRREB’s October 2026 and October 2025 averages, rounded to one decimal. TRREB publishes neither. The table gives no buyer’s, balanced or seller’s label: CREA’s range for a balanced market is set for its national ratio, not for one municipality’s month.

OMDREB publishes its own figures for Milton, Oakville, Burlington and Halton Hills, and Cornerstone Association of REALTORS® its own for Mississauga. They count differently from TRREB, so never combine one board’s figure with another’s or compare them as if they counted the same sales. Why the numbers differ: OMDREB vs. TRREB.
